AN ORDINANCE TO AMEND T1iE ZONING CODE OF TNE CITY OF FRIDLEY BY REQUIRING
ELEVATION S'TANDARDS FOR ALL NEW S"IRUCTURES
The Council of the City of Fridley do ordain as follows:
SECTION 1. That Section 45.26 of the Fridley Code be amended as
follows:
Section 45.26. R-1, R-2, R-3 and C-1 DISTRICTS: A front yard
with a depth of not less than 35 feet is required. The follow-
ing standards shall apply concerning the elevation of the ground
at the building setback line:
(a) The ground grade designated at the foundation wall shail be
considered the "finished ground grade".
(b) The minimum elevation of finished ground grade is to be not
less than 4 inch per horizontal foot of setback measured from
centerline of street and above established street centerline
finish grade.
(c) The maximum elevation of the finish ground grade to be not
more than 48 inches above the established street certerline
finish orade.
(d) A different elevation may be established upon application
' therefor for approval by the City Engineer's Office of the City
if such different elevation is found not to adversely affect �
surface drainage to or from adjoining property.
SECTION 2. That 45.261 of the City Code be amended as follows:
Section 45.261. C-2, M-1, M-2 DISTRIC'CS: None, unless a block
is partly in a G2, M-1 or M-2 District and partly in another
district, in which case the £ront yard depth required in such
other district shall apply along its entire length. The
requirements of the elevation of the ground at the building
setback line are the same as are provided in Section 45.26.
SECTION 3. That this Ordinance and the amendments contained therein
shall be in full force and effect from and after publication.
