AN ORDINANCE RELATING TO THE CONSTRUCTION OF AUT(3- �
MOTIVE SERVICE STATIONS AMENDING SECTION 45.101, SUB-
SECTION B, PARAGRAPH 3, SIIBPARAGRAPH E
THE COUNCIL OF THE CITY OF FRIDLEY DO ORDAIN AS F07S,OW5:
SECTION 1. That Section 45.101, Subsection B, Paragraph 3, Subparagraph E
is amended to read as follows:
E. Automobile Service Stations. If a Special Use Permit is granted,
the following minimum conditions slaould be met in order to protect
the public health, sa£ety, and general welfare. Because of traffic
hazards, noise, light glare at night, outdoor storage of inerchan-
dise, indiscriminate advertising, and other characteristics of
this type of business which are potentially detrimental to our
. � community, these minimum standards shall be considered for auto-
mobile service stations, along with any other recommendations
- the City may determine necessary to eliminate the particular
problems in achieving compatability with abutting and adjacent
�. land uses of each individual request:
1) The Special Use Permit for an automobile service station is
only for uses noted in the definition, and any additional
uses on the premises other than those enumerated in the defi-
nition require an additional Special Use Permit; examples (but
not limited to these): retail sales of non-automobile
supplies, vending machines outside the building, car or truck
rentals, trailer sales.
2) The station will comply with the regulations of the zoning
district in which it is located, especially parking.requirements,
landscaping, exterior material and screening.
3) The station will comply with the regulations of the sign
ordinance and building ordinance.
4) The station will comply with the licensing requirement of
its gas pumps.
5) The station will not provide for the outdoor operation of
:. lubrication equipment, hydraulic lifts or service pits, or the
- outdoor display of inerchandise, except for the outside under-
. ground storage of gasoline and other petroleum products, the
display of inerchandise within 4 feet of the station building is
permitted.

6) The station or garage property shall not be used as a place of
storage for or depository of wrecked, abandoned, or ju�ed auto-
mobiles, or for the sale or display for sale of used cars.
7) Any required buffer or screening area will be so constructed
as to obstruct headlight beams of automobiles on.the station
property from beaming onto adjacent residential property.

8) All exterior lighting will be so designed, placed and
operated as not to be a nuisance to adjacent properties.
9) If the station is to be located in a shopping center or
� - other integrated development�.it will be�in architectural
-� harmony with the rest of the center or development.
10) Building used at automobile service stations shall be coh-
� structed of materials that are compatible with the adjacent area.
I1)' Activities Prohibited.
a) Body work, painting and major motar or major trans-
mission repair work shall be pxohibited.
� ���b)� Vehicular parking is prohibited except that the owners'
��'�� and employees' automobiles and a maximum of three service
. � vehicles may be parked, and.automobiles being serviced
may be parked for a maximum period of 98 hours at any
one time.
