C. Lot Coverage.
(1) Zhe maxiimnn pezner�t of the area of a lot allowed to be covered
by the main building and all accessory buildings is as follows:
(aj One (1) Stoxy - forty percent (400) m�cimwn; fifty
percent (50%) with a special use nPrm,t as provided in
(4) below.
(b) 7tao (2) Story - thirty-five percent (35%) ma�c�mimt;
fourty-five percent (45%) with a special use permit as
provided in (4) belaa.
(c) Three (3) Story - thirty percent (30%) �x;m m,; fourty
percent (40%) with a special use r�rm;t as provided in
(4) below.
(d) Four (4) Story - twenty-five percent (25%) maacimiun;
thirty-five percent (35�) with a special use ��;t in
(4) below.
(e) Five (5) Story - twenty percent (200) maxumun; thirty
percent (3D%) with a special use permit as provided in
(4) below.
(f) Six (6) Story - fifteen percent (150) maximinn; twenty-
five percent (25�) with a special use nrnrm,t in (4)
belaa.
(2) The above lot coverage will be subject to other considerations
including parking and open space requiremPa�ts, use of
facilities, and proximity to other districts, which may
decrease the maxiimun lot coverage.
(3) The lot ooverage may be reduced by the City if and when there
is provision for unden�rowld parkuxJ within the main structure
provided that the lot coverage shall not be more than forty
percent (400).
(4) The lot coverage as statecl in (1) above may be increased up
to a maximinn of ten percent (l0%) of the lot area upon
obtaining a special use nP*m;t. In addition to the
requirements of this Section and the factors identified in
Section 205.05.04 to evaluate speclal use permit requests, the
City shall consider the following factors in determinir�g the
effect of the increase in lot coverage:

(a) For existing developed properties, the total amount of

determine whether a reduction in the total buildirx3 and
parking coverage can be achieved.
(b) The petitioner shall prove that all other orclinance
rec�iirements are met, including but not limited to,
