This application and request made by letter is made by the undersigned
as Attorney for and in behalf of the property owner, namely, Mr. Bailey Tiller,
the owner of certain real property located in the City of Fridley and now described
as: Lot 20, Auditor's Subd�vision No. 92. Said lot now fronts on Gardena Avenue
and measures 165.1 feet measured East and West along Gardena Avenue and 297 feet
North and South measured along the west line of said Lot.
Mr. Tiller has a hone presently located on the South ].L,.S feet of the
Lot. This request is made to the Council under the ordinances of the City of Fridley
to authorize and approve a lot split of the premises so that the premises may be
divided at present into two parcels, namely,.Parcel "A" "the South 145 feet of Lot
20, Auditor's 5ubdivision # 92", and Parcel "B", "Lot 20, except the South 145 fee

hereinabove be set back a sufficient distalnce to allow for such southerly extension
of Oakwood i�anor, and also is agreeable to donate 20 feet off the westerly side of
said Parcel "B" (as noted herein) to provide a 20 foot strip of land southerly of .
Oakwood Manor, as noted in the plat of Van Cleve's Addition.
This letter also requests authorization:�of a builc�irig permit, to be issued
with respect to said Parcel "B" upon approval of the appli�ation therefor by the
Buildin; Inspector of the City. Since this is an Auditor's Subdivision and�the
premises are already designated by a Lot number and the parcels to be obtained by
the diVision are easily described by the establishment of one straight line, it is of
no behefit to the owner and there would otherwise be an unnecessary expense if the
owner were asked to make a replat of this parcel '(as was once previously suggested�.
If there is a desire on the part of the City that Mr. Tiller hold a part of
the West 20 feet of Parcel "A" (the south 11,.5 feet of Lot 20) for establishmer�t and
widenin� of Oakwood Manor to the south to Gardena.Avenue, Mr. Tiller has already
indicated that he will cooperate with the City in the matter and donate ].and on his

Mr. Eric I.avine was preaent at the meeting. Because this area
directly conceras the overall plaaniag of Fridley at this time, Mr. Lavine
was asked if it �uld be agreeable �ith him to wait emtil the P2anaing
Coasultaat had a chance to review and study the proposed plat in canaectioa
with his overall study. Mr. Lavine agreed to do this and stated that, as
far as he was coacerned, he was iaterested in the best for Fridley. In
discussiag the purpose for which the land was to be used, it was auggestsd
that high rise apartments could be built aloug the railroad tracks. Mr.
Laviae said that he was open to ca�ents.

John Tiller was present, representing his father Mr. Bailey Tiller.
Mr, Tiller wants to split a parcel of land 165 feet wide by 148 feet loag.
Under the pre�ent request, the coraer lot would not be adequate ia case the
proposed road would go throu�h. Because of the position of t6e house on the
back of the lot, the proposed road w�ould curve around tbe house in order to
give tt►e adequate setback required by the ordinaace. By making the southeast
lot 70 feet the southwest lot, which is the corner lot, would then be 95 feet,
and taking off 20 ieet for the proposed road would maks a 75 foot lot. It
mas the ac�nsensus ehat the road would be advisable for future plaaaing of
this area in order to solve land lock problems.

problem as tar as the lot split was concerned except that the lot �izes
would be too small if a street went through. If the street problem were
not solved, it �ould be pretty easy to land lock this land. The problem
would be whether to xun an east aad west atreet or aorth and south. Plrso
Costello stated that there is a little slope across the back of her property.
The committee felt thc�r would like to look iato the poasibilities of an
east - west road which would be on the back of the property. It was felt
that the Bngin�eriag Depart�at would be able to help them in this atudy.
Hrs. Costello was iaformed there might be a posaibility of aecuring enough
foatage for three lots if the road goes through.
