The P].anning Commission, meeting as a committee of the whole, met at
9:30 A.M.
Members Present: Hughes, Jensen, Exickson, Myhra, Ylinen
Members Absent: None
The following decisions were reached:
45.281 Lot Areas Required - R-2 Districts
One Family Dwelling shall conform to Lot area requixements as in
Sectian Five. A lot area of not less than 10,000 square feet is
required for a 7.tao Family Dwelling.
45.29 Lot Widths
. The standaxd minimum lot width for Ztao Fami.ly Dwellings in residential
districts is 75 feet. The mini.mum lot width for Single Family Dwelling
is the same as Section 5, Paragraph 2.
Reword last sentence as in R-1 (shorten & simplify)
45.30 Moved into Section III. Change requirement to 30%
Para�raph 3.
Strik� out entire existing paragraph 3.

For a Single Family Dwelling in an R-2 District, the requirements for
lot coverage, yards, building heights, established in Section 5, para-
graph 3 of this chapter shall apply.

45.23 Two si,de yards are required, each with a width of not less than ten (10)
feet; except as follows:
(a) Whexe a dwelling is built without an attached garage, a minimum
side lot requirement shall be necessary of ten (10) feet on one
sid� and thirteen (13) feet on the other side so that there
would be access to the rear yard for a possi.ble detached garage.
(b) Strike out existing sub-paragxaph "b".
/�1 New para�raph "b": The side yard on the side of a private garage
attached to a dwelling at one side, may be reduced to no.t less
than five (5) feet provided the height of the building on that side
is not more than fifteen (15) feet.

45.371 Remove.

FLOOR AREA
45.31 In a lfiao Family Dwelling the total minimum floor area shall be 1400
square feet with no dwelling unit having less than 600 square feet
living area and in no case shall the first floor area be less than
768 square feet.
Paragraph 4 - Parking Requirements.
45.21 At least two off street parking spaces shall be provided for each dwelling
unit.

(Same as Section S, Paragraph 5)
