APPRpVE PLANNING COMMISSION MINUTES: SEPTEN�ER 22, 1971
MOTION by Schmedeke, seconded by Fitzpatrick, that the Planning Commission
minutes of September 22, 1971 be approved. Upon a voice vote, a11 voting aye,
the motion carried unani�ousZy.

receive the minutes of the Building Standards-Design Control Subcommitt�e
meeting of September 23, 1971. Upon a voice vote, a11 voting aye, �he motip�

l. LOT SPLIT REQUEST: L.S. �71-10, ADOLPH R. ELASKY: To aplit Lote 9,'lp �Rc�
11, Block 4, Adams Street Addition into two building sites.
Mr. Adolph Elaeky was present.
Mr. Minish explained that when the Board of Appeals heard Mr. Elas�Cy�p
request for variances on September 21, 1971, the suggestion was made that the
entraace for the house on the South lot face Washington Street. That change
would enable Mr. Elasky to build on the lota without requiring any varl�nces.
The Board of Appeals tabled the request for that reason and also because Mr.
Elasky had a Lot Split application pending. Mr. Minish noted that Mr. ��,$��,y
had changed the position of the houses on the lots on the sketch aubmitt��
to the Planning Commission tonight
Mr. Minish said that Washington Street is improved from 59th Avenue to
57th Avenue and eventually Jefferson Street will be. Unmarked 57th Avetiue �,�
also improved but it is not a full width street. Sewer and wate; are in thq
area.
The three lots are 40 feet in width and 129 feet ia length. Chairm�
Erickson said that if Mr. Elasky would put an attached garage onto the hOtAt��
making an L-shaped structure, the sideyard requirements would be met, �uc� ��
would have enough land to add a aecond garage later. There would j�� �q p�ad
to apply for variances.

Mr. Elasky had no objection to an L-shaped structure and thoughC h�vin� �
attached garage facing the street was a good suggestion because of the WinZera�
to be able to drive straight in rather than having a turn. Sis impression w�s
that the Ordinance restricted the use to not more than a single gar�ge. Chairtna�n
Erickson said the purpose of the Ordinance was to build at least a single caz
garage, but with the proper sideyard, it would allow the addition of another
car stall at a later date.

MOTION by Minish, seconded by Schmedeke, that the Planning Commission
recommend to Council approval of the Lot Split Request, L.S. #71-10, Adolph R.
Elasky, to split Lots 9, 10 and 11, Block 4, Adams Street Addition into two
building sites with the provision that the house on the North lot be located
10 feet from the 5outh lot line and the garage be attached to the house in an
L-shaped fashion so that the entrance will be directly from Washington 5treet.
Upon a voice vote, all voting aye, the motion carried unanimously.
