Analysis
Michael Cannon, Ulteig Engineers is representing Minikahda Mini-Storage who is
seeking to replat the Minikahda Mini-Storage II property to consolidate the separate
parcels that make up the Minikahda property and have complicated legal descriptions
and create two simple legal descriptions.
They are also seeking this replat to add property that they've recently acquired from
Burlington Northern and Santa Fe Railway Company to their existing property.
Minikahda Mini-Storage recently purchased a rectangular 35 ft. by 90 ft. parcel located
in the northeast corner of the Minikahda Mini-Storage facility from the BNSF right of
way. The intension of buying this property from BNSF was to square off their property.
Staff Recommendation
City Sfaff recommends approval of this preliminary plat request, with stipulations.
➢ Replat will allow Minikahda Mini-Storage to square off property.

Stieulations
City Staff recommend that the following stipulations be placed upon approval of this
request.
1. Prior to issuance of any permits, a grading and drainage plan shall be approved
by City's engineering staff.
2. Petitioner to pay applicable park dedication fees prior to issuance of any building �"�
permits.
3. Newly purchased property shal/ be used for customer parking only; storage of
vehicles, boats, and campers is not permitted.
4. This site shal/ not be used for a telecommunication (facilities and equipment)
tower.

The property that Minikahda Mini-Storage I I is currently comprised of Lot 1, Block
1, and Outlot A, GREAT NORTHERN INDUSTRIAL CENTER EAST, and a
portion of Outlot B, GREAT NORTHERN INDUSTRIAL. CENTER This property
is registered or Tor�ens property. Outlot A had an easement for a railroad spur
across it at the time of the original plat (1988). In 1997, a Quitclaim and Release
of Easement was granted to Minikahda Mini-Storage II by Burlington Northem
Railroad (Documerrt Number 1318126). This eliminated the need for Outlot A as
the tracks were removed.
A Quit-claim deed dated November 12, 2001, was granted by Bu�ington
Northem Railroad to Minikahda Mini-Storage II for a rectangular 53' X 90' parcel
that lays in the "notch" at the northeast comer of said Lot 1, Block 1. A copy of
this quitclaim deed was given the City planning department. This property is
abstract property.
This plat is being proposed to consolidate the separate parcels that comprise the
Minikahda Mini-Storage 11 property and create just two legal descriptions:

Lot 1, Block 1, MINIKAHDA MINI-STORAGE II which includes of Lot 1,
Block 1 and Outlot A, GREAT NORTHERN INDUSTRtAL CENTER EAST,
and the newty acquired Burlington Northem rectangular parcel.
Outlot A, MINIKAHDA MINI-STORAGE II which is the portion of Outlot B,
GREA7 NORTHERN INDUSTRIAL CENTER
The City of Fridley advised Minikahda Mini-Storage II that the proper way to
complete the purchase of the Burlington Northem parcel was by a replat of the
existing property. This proposed plat then is the result of that direction. This will
simplify the I�gal descriptions and clean up the title.
Minikahda Mini-Storage II is not proposing any further developmerrt of the site at
this time.
