ANALYSIS The subject property is zoned R-3, Multi-Family, as are all surrounding properties. A wrecking permit was issued in 2002 to remove the home and garage, both of which were constructed prior to 1951. The property as it exists today is vacant. City Code requires that lots in the R-3, Multi-Family zoning district have a minimum lot area of 15, 000 square feet for a four unit dwelling.
