RESOLUTION NO. 61 - 1992
RESOLUTION APPROVING A SUBDIVISION, LOT SPLIT,
L.S. $92 -041 TO SPLIT PROPERTY INTO TWO
SEPARATE LOTS, GENERALLY LOCATED AT 7787
RANCHERS ROAD N.E.
WHEREAS, the City Council approved a lot split at the August 17,
1992 meeting; and the Planning Commission stipulations attached as
Exhibit A; and
WHEREAS, such approval was to split property into two separate
lots, generally located at 7787 Ranchers Road N.E., legally
described as follows:
PARCEL A: Lot 5, Block 2, except the south 33 feet, East
Ranch Estates Second Addition, Anoka County,
Minnesota.
PARCEL B: The south 33 feet of Lot 5, Block 2, East Ranch
Estates Second Addition, Anoka County,
Minnesota.
WHEREAS, the City has received the required Certificate of Survey
from the owner; and
WHEREAS, such approval will split property into two separate lots,
generally located at 7787 Ranchers Road N.E.
NOW, THEREFORE, BE IT RESOLVED, that the City Council directs the
petitioner to record this lot split at Anoka County within six
months of this approval or else such approval shall be null and
void.
PASSED AND ADOPTED BY THE CITY COUNCIL OF THE CITY OF FRIDLEY THIS
17TH DAY OF AUGUST, 1992.

Resolution No. 61 - 1992
1. The petitioner shall receive permission from and comply with
any conditions of the Metropolitan Waste Control Commission
for construction of the proposed access road within the
sanitary sewer easement.
2. The curb /driveway opening on Ranchers Road shall not exceed
32 feet in width.
3. The parcel shall be combined with the Bob's Produce parcel
prior to issuance of a building permit.
4. The fence along the west property line of Bob's Produce shall
be extended as far north as possible to screen the loading
dock area from Ranchers Road.
