RESOLUTION NO. 36 - 1993
' A RESOLUTION APPROVING PLAT, P.S. #93 -01, ANDERSON DEVELOPMENT
REPLAT
WHEREAS, the Planning Commission held a public hearing on the Plat, P.S. #93-
01, on March 14, 1993, and recommended approval; and
WHEREAS, the City Council also conducted a public hearing on the proposed Plat
at their April 19, 1993, Council meeting and approved the Plat at their May 3,
1993, meeting; and
NOW, THEREFORE, BE IT RESOLVED, that the City Council of the City of Fridley
hereby approves the Plat, P.S. #93 -01, Anderson Development Replat, with the
stipulations attached as Exhibit A and Exhibit B, and authorizes the Mayor and
City Manager to sign the Plat as prepared by John Oliver & Associates.
BE IT FURTHER RESOLVED that the petitioner is requested to record this Plat at
Anoka County within six (6) months or said approval with become null and void.

EXHIBIT A
1. Special assessments of $1,640.25 shall be paid for Lot 1, Block 1,
Anderson Development Replat.
2. A park dedication fee of $2,951.10 for Lot 1 and $3,987.16 for Lot 2 shall
be paid at the time of the issuance of a building permit.
3. The owner of Lot 1 shall execute and record against both Lots 1 and 2,
Block 1, Anderson Development Replat a maintenance agreement which ensures
that the owner of Lot 1, Block 1, shall maintain the private sewer line
located on Lot 2.
4. Permits for the number and location of driveways shall be obtained from

A joint driveway agreement shall be executed and recorded against Lots 1
and 2, Block 1, Anderson Development Replat.
13.
A permit shall be received from the Rice Creek Watershed District prior
to construction.
14. The grading and drainage plan shall be submitted to Anoka County prior to
construction.
