RESOLUTION APPROVING A PLAT, P.S. #05 -08, GATEWAY WEST 1sT ADDITION,
BY BLUE PRINT HOMES, FOR THE PURPOSE OF CREATING SEVEN SINGLE
FAMILY LOTS,GENERALLY LOCATED BETWEEN 59TH AVENUE AND 61sT
AVENUE AND 3RD STREET AND UNIVERSITY AVENUE NE.
WHEREAS, the Planning Commission held a public hearing on November 2, 2005 for the
GATEWAY WEST ADDITION, and recommended approval of said plat; and
WHEREAS, the City Council approved the preliminary plat for the GATEWAY WEST
ADDITION at their November 21, 2005, meeting, with stipulations attached as Exhibit A; and
WHEREAS, a number of minor title issues have been discovered with the original GATEWAY
WEST ADDITION which has caused the plat to be broken into 2 separate plats; and
WHEREAS, a copy of the plat GATEWAY WEST IT ADDITION has been attached as Exhibit
B.
NOW, THEREFORE, BE IT RESOLVED, that the City Council approves the Final Plat for
GATEWAY WEST 1sT ADDITION and directs the petitioner to record plat at Anoka County
within six months of this approval or such approval shall be null and void.
PASSED AND ADOPTED BY THE CITY COUNCIL OF THE CITY OF FRIDLEY THIS
22ND DAY OF MAY 2006.

GATEWAY WEST 1sT ADDITION
STIPULATIONS
1. Petitioner shall obtain all necessary permits prior to construction.

2. Grading and drainage plan to be approved by City's engineering staff prior to the
issuance of any building permits, in order to minimize impacts to the surrounding
properties.
3. During construction, silt fencing shall be used where applicable.
4. Petitioner to pay all water and sewer connection fees.
5. The petitioner shall agree to preserve mature trees to the extent possible. All trees
required to be removed for the new homes shall be marked and approved by City staff
prior to issuance of building permits.
6. Petitioner to provide City with a copy of the declaration of conveyance for the
development that outlines the landscaping and fencing requirements prior to issuance of a
building permit.
7. Park dedication fee of $6,000.00 (4 lots x $1,500.00) to be paid prior to issuance of a
building permit.
