A RESOLUTION APPROVING SPECIAL USE PERMIT SP# 10 -06 FOR HYDRAULIC
SPECIALTY CO., 113172 ND AVENUE NE
WHEREAS, Section 205.17.01.C.11 of the Fridley City Code allows limited outside storage in an
M -1 zoning district by a special use permit if certain conditions can be met; and
WHEREAS, on March 17, 2010, the Fridley Planning Commission held a public hearing to
consider the request by Crysteel Truck Equipment, on behalf of the property owner, Hydraulic
Specialty Co., generally located at 1131 72nd Avenue in Fridley, legal description attached in
Exhibit B, for a special use permit SP #10 -06 for limited outside storage; and
WHEREAS, on March 29, 2010, the Fridley City Council approved the stipulations represented in
Exhibit A to this resolution as the conditions approved by the City Council on special use permit
SP# 10 -06; and
WHEREAS, the petitioner, Crysteel Truck Equipment, on behalf of the property owner, Hydraulic
Specialty Co., was presented with Exhibit A, the stipulations for SP# 10 -06, at the March 29, 2010
City Council meeting;
NOW, THEREFORE, BE IT RESOLVED, by the City Council of the City of Fridley that the
Special Use Permit SP# 10 -06 and stipulations represented in Exhibit A are hereby adopted by City
Council of the City of Fridley.

EXHIBIT A
Stipulations
Outdoor storage on this site shall remain in the approved outdoor storage areas only.
2. The existing fence shall have screening slats installed to allow proper screening of the
outdoor storage area by August 1, 2010.
3. The subject property has an existing 5 ft. utility easement along the eastern property line.
The City shall not be liable for any damage to the property or outdoor storage materials in
the event that the easement needs to be utilized.
4. Additional landscaping (a row of tall growing shrubs) shall be installed along the south
property line to further screen the outdoor storage area.
