A RESOLUTION APPROVING A SUBDIVISION, LOT SPLIT, LS #12 -01,
TO CREATE TWO BUILDABLE LOTS, GENERALLY LOCATED AT 551 HUGO
STREET
WHEREAS, the Planning Commission held a public hearing on the Lot Split, LS #12 -01, on
January 18, 2012 and recommended approval; and
WHEREAS, the City Council at the February 12, 2012 meeting approved the Lot Split request;
and
WHEREAS, such approval was to create two buildable single family home lots, based on new
legal descriptions which read as follows:
Proposed Parcel "A ". Lots 19,20 and 21, Black G, RIVERVIEW HEIGHTS,
Anoka County, Minnesota,
Proposed Tract `B ": Lots 22, 23, and 24, Black G, RIVERVIEW HEIGHTS,
Anoka County, Minnesota; and
WHEREAS, the configuration of Lot Split LS #12 -01 matching the legal descriptions above has
been attached as Exhibit B; and
WHEREAS, the City has received the required Certificate of Survey from the petitioner; and
WHEREAS, a variance is granted through this lot split process with respect to minimum lot size;
WHEREAS, the City has approved Lot Split, LS #12 -01 with 5 stipulations as outlined in
Exhibit A; and
NOW, THEREFORE, BE IT RESOLVED, that the City Council of the City of Fridley directs
the petitioner to record this Lot Split at Anoka County within six (6) months or said approval
shall became null and void.
PASSED AND ADOPTED BY THE CITY COUNCIL OF THE CITY OF FRIDLEY THIS
13TH DAY OF FEBRUARY 2012.

City Staff recommends that if the lot split is granted, the following stipulations be attached.
1. All necessary permits shall be obtained prior to construction.
2. Grading and drainage plan to be approved by City's engineering staff prior to the
issuance of any building permits, in order to minimize impacts to the surrounding
properties.
3. Property owner at time of building permit application shall provide proof that any
existing wells or individual sewage treatment systems located on the site are properly
capped or removed.
4. Property owner at time of building permit application for the construction of each single
family home shall pay $750.00 required park dedication fee.
5. Property owner at time of building permit application for the construction of each single
family home shall pay all water and sewer connection fees.
