his request. He stat4d there ere no si►gle arnily dwellings an this
stree, that they 4vre a11 double bungalo+rs. 't'he reason far r4quest ;g
these variances 4ras tat they Felt it rould bQ a tremendous imravamen
to t.he pi^operty. 1 tne present time, there is no place to par'r, ad
also no place for 5a;^baye or siorage. It is rental property at te
present ime. He also stated that most tenans have t4io cars, and tne
ordinance requires threz stalls, which vou1 diminish space for ter, ants
and iould cause an increase in rentals. Also, this ould eliminate
• ihe tenants parking on the street. Ii we conform o yaur requirements,
`we have to stay i1 the ray back and b only five feet from the hause,
thus furthr disrupting the backyard area. By setting he garages
back 20 1/2 feet, ule inct^ease the bac}:yard area and also a17ow for a
sidewalk should the city decide one is needed..
Mr. Premel asked what 4vas behind these bungalows. A Pobile Homes
Court. Mr. Johnson siated tha if they were permited to construct 2 1J2
car garages (22 x 22'), wiih separae stal7s, they could reduce the
cost difference. The cosi o-F each garage i77 run about 3,000. The
project arou7d run them about $50,070 ar.60,000. He said there were
many nice homes across the street. .
There was discussion about the blacktop. Pr. Johnson stated tha
this was to provide additional off-street parking and was part ofthe
clean-up and landscaping of the tho1e back yard.:,
A Mr. ponald Sjurseth of 740 Able Street stated that he and several
,ather members were there because the public hearing notice said some-
" thing.about a front yard setback. 7his caused them to think that iche
garags4ere going to be built in the front yard. He said that they now
. understand that because of the two streets boih the front and the back
yard have to be considered as ront yards. With this explanation, they
had no oiher abjections.
Mr. Ra7ph K7ing] of 7304 Able Street N.., stated that he had one of
the better hotnes there and anything they could do to improve th
situation, he vou7d b all for it and for tle neighborhood. tle hope
this vtill bring in a better cliental into -tne neigh5orhaod. He also
noticed much improvement vithin the last few montlis.
Chairman Drigans asked if there were any other questions. There were
.none. Ne then asked tr. Pattson if the staff' had anything further to
add. Mr. hiattson stated that the plans Pir. Johnson has described seemed
to be quite adequate and certain1y an improvement. The staff was mainly
conccrned about upgrading the landscaping. lht Pr. Johnson has
proposed seems quite adequate.

RE: First Notice of Noncompliance at 7301 Able Street N.E.
Dear Mr. 3turdevant:
The City of Fridley has established a City Code for te purpose of
promoting a pleasant and attractive suburban environment. A recent
inspection of the property at 7301 Able Street N.E. revealed that
not all Code requirements are presently being met. Listed below
i-s an item which does not comply with the City Code:
1. Observed vehicle (BM-989) parked on grass. Fridley Zoning
Code requires that all vehicles must be kept on hard surface
parking area or in a garage, as parking on lawns is prohibited
when such vehicls are visible from any public right-of-way.
.
Your prompt attention in correcting this situation would greatly
assist us in helping make Fridley a better place to live. An
inspection will be conducted on or about May 22, 3.989, o determine
compliance.
If you have questions or would like to discuss this, pl.ease contact
me at 572-3595. Thank you for your cooperation!
Sineerely,
Steven Barg
