Staff has no recommendation as this request is within .previously granted dimensions. A�imilar variance #02-12, was granted for 600 Hugo Street and r�duced the side yard setback on a comer lot from 25 feet to 12 feet to allow for �econstruction of a garage. Staff recommends that if the variance is granted, the following stipulatidns be attached: 1. The petifioner shall obtain all necessary building permits prior=to�construction. 2. The garage shall not be used for home occupations. Dr. Vos asked if the survey showed the existing non-conformity and where the new variance request would be. . _ . . Ms. Hanson stated that the property is located on the comer of Alden Way �and Bellaire Way. The house has an existing attached:garage. .. Dr. .Vos stated that the 13-feet to the existing.structure is really the driveway. ;_ Ms. Hanson stated that is correct. - Dr. Vos stated that there is 15 feet of boulevard and from the front of the garage to the cut in the curb is 28 feet. The petitioner, Richard Kemper, stated that he does not have anything to add and thanked the staff for being so helpful. He has no issue with the stipulations. Mr, Zin�el_asked if there woul_d be a�ate whece:he was going to cut into that.fence. _ How will:the fence along the side street be modfied? Mr. Kemper stated that it will be opened up approximately 25 feet and discarded. The garage will be placed in that 25 foot setback from the fence line. The fence that is remaining will have a section added to the side of the garage. Dr. Vos stated that it would be similar to the attached garage he has right now. Mr. Kemper stated that is correct. Dr. Vos asked if the neighbor to the east was mentioned in the letter that had no objections. Mr. Kemper stated, yes. MOTION by Dr. Vos, seconded by Mr. Zinter, to close the public hearing. .
