Item 5 5/10/77
ADMINISi'RATTVE STAFF REPORT
7847 Alden Way N.E.
A. PURPOSE PURPOSE SERVED BY REQUIREMENT:
Section 205,053, 4, B(5a) Cflrner lot side yard setback of 17.5
feet for living area of structure0
Ptblic purpose served by this section of the.code is tomaintain
a higher degree of traffic visibility and reduce the light of sight
encroachment into the neighbors front yard.
B. STAi'ED HARDSHIP:
This addi.tion would enable the owners to double the size of a very
small.kitchen and provide a larger living and dining room which
are badly needed for the purpose of business-related entertaining.
New construction cost make building prohibitive.
C ADMINISTRATIVE STAFF REVIEW:
The proposed addition has been plo.ttedon the survey submitted
and hows the corner side yard setback at b.79 feet, with a distance
of 18.5 feet from the curb to the proposed wall line. As near as
can be determed, extending the North wall to 16 feet to the North
will not impede vision of the i.ntersection. In a typicalFridley
neighborhQOd wi.th a 50 fta right of way and 36 ft. wide street, the
boulevard is usually 7 fto wide. Adding 17 1/2 feet to the 7 ft.
boulevard, a typical curb to house distance af 24 1/2 ft. is
encounteredm In this request the curb to house distance will be
18 1/2 fee.
