Mr. Robertson, C��ity Developmern.� Director, stated this property oonsists
of four lots located narth o� blississippi Street on Anofca Street. He stated
the petitioner wishes to split �f the mrtherly 63 feet af the property in
order to make a location for a home he is planning to move from New
B ri gh ton.
Mr. Robertson stated the Planning Ca�ission reoomnended apprwal c� the lot
split with the follaaing stipulations: (1) park fee o� $750 be paid prior
to issuance af building and moving permits; (2) new double garage vanpatib].�
with house facade to be oonstructed and a hard surfaoed driveway installed
to the rew garage prior to issuatwe af the builcling and maving permits for

Mr. Barrett stated the house was built in 1953 and inspected by the City.
He stated an additional $20,000 would be added for renodeling and the hane
is similar to others in the neigi�borhoa3. Mr. Barrett stated the appraisal
Naa Bric�iton had on the hQne was $73,000 and everything will be up to code•
Mr. Barrett stated a survey has been completed and reflects a total lot
area af 7,994 square feet and a lot width c�f 62-1/2 feet so these figures
should be o�nsidered in aca�rdance with tine lot split.

cnnstruction of additionl living Space. Mr. Robertson stated the hardship
was the house is too sn�+ll for the fanily and due to the odd lot shape, it
is difficult to acoamplish anything without a variance.
Mr. Roberton stated the petitioner's house is the last house on Ashton
before the street cur�tes to the left on�o Rice Creek Way. He stated the
curb curves to the west and the right-of-�aay curves to the east causing the
existng house to be closez than the requireai 35 feet from the front lot lire
(approxi.mately 11 feet) .
Mr. Robertson stated the neighboring property aar�er t.o the south had sent a
letter ir�dicating he had no objection to the varia�ce request.
O��cilman Fitzpatrick stated it seems to be an extr`ecne request to reduce
the setback fran 35 to 9 feet, but that really isn't wYia�t is happening. He
stated the house is setback 33 feet in the middle c� the front of the house.
He stated the street in front curves off to the west and th�e property line
curves off to the east and, therefore, it really is setbaC�k quite a ways
although, technic�lly, the property lir�e is only nine f eet. I�e stated the
purpose must have been to keep the lot out fran the f�ont o� the,park.

have decided to sell.
Mr. Abrams introduced Mr. Ge�ald Kazma, President of Nortel Cable
(brporation, to give his plans for the systen. He stated Mr. Kazma operates
a nunber of cable systsns and opera�es then well. He stated he believes Mr.
Kazma will pravide exceptirnal servioe. for the City.
Mr. Kazma introduced Mr. Dave Murray, ` Vice-President of Union Mutual
Insurance Canpany and Mr. CYipps, shar�oli3er in Go�tryside (`able, Inc.
Mr. Kazma stated he entered irito a oontract with Storer to purchase thei r
calale systen and has sutznitted an application for transfer of the franchise.
He stated they have met with C1yde Moravetz of, the City staff and have
su�mitted doctanerits regarding their souroe o� finari`cing.
Mr. Kazma stated he realizes there is a renewal comi�g up and it is his
irrtention to meet with the Cable Television Commissian a�d outlir�e plans for
the Fridl� systen. He stated he intends to keep the �idley office as
their main office for this systen and mwe the billi.ng from�.,California to
Fridl e�' • -.
Mr. Kazma stated Chris Wege�ner wi11 join the Board of Directors a serve as
General Manager. He stated he di�'t see much o� a change in the t hnical
personnel and wouldn't be diminishing the staff here in Fridley.
Mr. Kazma stated the�r expect to li�re �ap t� �he �ita��ts af the f ranchise
and will be praviding the Co�cil ix�ormatian regarding thei.r background in
o�mm�ity access.
