This Easement dated this 20th day of August, 1986, by and
between Richard F. Lynch and Marlys A. Lynch, husband and wife,
(hereinafter referred to as "Lynch") and Ronald D. Rensfeldt and
C.R. Rensfeldt, aka Carolyn R. Rensfeldt, husband and wife,
(hereinafter referred to as "Rensfeldt") and Foursome Company,
(hereinafter referred to as "Foursome").
WHEREAS, Lynch is the fee owner of certain real property
legally descri,bed as follows:
Lot 24, Block 1, Nagel's Woodlands, Anoka County,
Minnesota, �hereinafter referred to as "Lynch Property");
and
WHEREAS, Rensfeldt is the fee owner of Lot 23, Block 1,
Nagel's Woodlands, Anoka County, Minnesota, (hereinafter
referred to as "Rensfeldt Property"); and
WHEREAS, Foursome is the fee owner of Lot 25, Block l,
Nagel's Woodlands, Anoka County, Minnesota, (hereinafter
referred to as "Foursome Property"); and
WHEREAS, the parties hereto wish to grant a mutual
non-exclusive easement for ingress and egress over a portion
of the Lynch Property, over the Rensfeldt Property, and over
the Foursome Property.
NOW, THEREFORE, for One Dollar and other good and
valuable consideration, the receipt and sufficiency of which
is hereby acknowledged, the parties hereto hereby covenant,
agree, convey, grant and accept as follows:
l. Lynch hereby grants, conveys and quit claims a mutual
non-exclusive easement for ingress and egress over and
across the North 15 teet and over the West 20 feet of the
East 43 feet of Lot 24, Block 1, Nagel's Woodlands, Anoka
County, Minnesota, which easement shall be appurtenant to
and for the benefit of the owners, their successors and
assigns, heirs and personal representatives, of Lots 23 and
25, Block l, Nagel's Woodlands, Anoka County, Minnesota.
2. Rensfeldt hereby grants, conveys and quit claims
a mutnal non-exclusive easement for ingress and egress over
and across the South 15 feet of Lot 23, Block 1, Nagel's
Woodlands, Anoka County, Minnesota, which easement shall be
appurtenant to and for the benefit of the owners, their suc-
cessors and assigns, heirs and personal representatives of
Lots 24 and 25, Block 1, Nagel's Woodlands, Anoka County,
Minnesota.

3. Foursome hereby grants, conveys and quit claims
a mut�al non-exclusive easement for ingress and egress over
and across the North 20 feet of Lot 25, Block 1, Nagel's
Woodlands, Anoka County, Minnesota, which easement shall be
appurtenant to and to the benefit of the owners, their suc-
cessors and assigns, heirs and personal representatives of
Lots 23 and 24, Block 1, Nagel's Woodlands, Anoka County,
Minnesota.
4. The owners of the property described herein shall be
individually responsible for the maintenance, operation, repair
and improvement for any improvements located on-the easements --.
on their respective properties. The parties hereto shall
not be responsible for the construction of initial improve-
ments located on the easement areas.
5. The owner of the property subject to easement areas
shall be solely responsible for liability insurance on that
portion of the Property owned by them covered by the
easements.
6. This Easement and the covenants and conditions
contained herein shall be binding upon the heirs, personal
representatives, successors and assigns of the parties
hereto.
7. The Easement created herein shall be for the
exclusive use and benefit of the owners of Lots 23, 24, and
25, Block 1, Nagel's Woodlands, Anoka County, Minnesota.
8. The parties hereto hereby grant to one another the
right of access to any improvements located in the easement
areas described herein for the purpose of maintenance,
repair, construction and replacement for any improvements
located in said easement areas. No party shall disrapt the
use of the easements set forth herein and shall not block,
obstruct or park on said easements except parking may occur
where designated.
IN WITNESS WHEREOF, the parties hereto have set their
