Mr. Simonson stated the loC was appraised by an expert as indicated in the
letter submitted to the Board from Calhoun Realty. ,

build., H,e said he would xtot own the lot until a house was built on it.
Mr. Roger Sevre, 5995 Benaamin Street, the owner of the lot to the south, said
he had the dr�veway put in on Lot 18 so he would need a new curb cut and would:
also lose a tree to change the driveway.
`" ' Mr. Crowder stated beeauae Mr. Sevre has been using part of Lot 18, which did
not belong to him, did not ent�tle him to a new driveway on his 1oC.

Mr. Belisle told Mr. Sim�pnson that in the event he did purchase the lot, he
, would need a lot split be�ore he could obtain a building pexmit.
Mr. Simonson stated he could not see why building on a smaller lot would
effect the neighborhood. '
Mr. �evre stated he would have expenses of $100.00 to sell the land.

Mr. CxoWder agreed with Mr. Harju, in that the lot shauld be bigger to buil.d on.
MOTION by Crowder to table this item to allow the applicant time to resolve
the terms of purchase between himself and Mr. Sevre, the owner of the 20 feet
to the south.
Seconded by Harju. Upan a voice vote, there being no nays, the motion carried
unanimously.
Mr. Belisle told Mr. Simonson that the City would make a duplicate of the
submitted letter and retuzn the original to him as requested.

Mr. �astner explained to the Board and intereste parties in the audience that
they were trying to relieve the parking conges �n in the street, the front yard and
the �raveled portion of their property abutt' g the railroad'tracks. They also
would provide screen fencing and as much la scaping as possible where the parking
lot would abut residences. ,

Mr. & Mrs. Hayes, owners of the propert�ji acrass the railroad tracks were concerned
about access to their property. Mr. indhurst and Mr. Castner discussed this
matter with them in private and the ayes stated fhey had'no objections to the
variances being granted.

The Boyers, residing �t 159 Lor�fellow Street, south of the proposed parking lot,
aslced about fencing and screeyc'`ing between the two properties.
�Irs. Stra,ub, owner of the ,�roperty on the West side of the proposed parking lot,
was cvncerned about the rking lot being adjacent to her apparently buildable
�`'` 60 foot lot and whethe the proposed adaiitio� would mean more employee parking.

A d�.scussion reg ding the alley on the south,revealed that the applicant
assumed the al y was only a utility easement so they had asked for a variance
of reax yard eduction from the required 25 feet to 5 feet. A review of the
old surveys the half sectiont aerial photo and a photo looking west at the
alley indi ates the alley, although inactive, has not been vacated, and that bo.th
the appl" ants building a�d the fxame shop are on or near the alley property lines.
The Boa d concurred with Zhe �uilding Inspector that any fencing, landscaping or
curbi done in this a11ey should first have the approval of the City Engineering
pepa tment and the ppwer company. They also agreed that a new survey should be
