Notice is hereby given that the Appeals Commission of the City of Fridley
will conduct a Public Hearing in the City Council Chambers at 6431 University
Avenue Northeast at 7:30 p.m. on Tuesday, August 16 1983 in regard to the
following matter:
Variance request pursuant to Chapter 205 of the Fridley City Code,
to reduce the sideyard from 10 ft. to 8 ft. to allow the construction
of a 2 ft. addition to an existing home on Lot 13, Block 3, Briardale
Addition, the same being 6180 Briardale Court N.E.
Notice is hereby given that all persons having an interest therein will be
given the opportunity to be heard at the above time and place.

A. PtJBLIC PIIRPOSE SERVED BY REQUIREMENT:
Seetion 205.073, �B, il), requires a side yard adjoining living areas to be
not less than 10 feet wide.
Publie purpose served by this requirement is to maintain a minimum of 20
feet between living areas in adjacent structures and 15 feet between
garages and living areas in adjacent structures to reduce exposure to
conflagration of fire. It is also for aesthetically pleasing open areas
around residential struetures.
B. STATED HARDSHIP:
"Dining room (8'4" x 10'�") is to small for 6 family members. Addition
would add 2 feet making 10T4" x 10'�". Room expansion in any other
direction is prohibited as the addition would block emergeney exit from
bedroom below.
C. ADMINISTRATIVE STAFF REVIEW:
The two foot addition as shown by the survey map will encroaeh into the
required 10 foot side yard. However, due to the orientation of the
adjacent single family house, a 20 foot distanee appears to be maintained
between structures.
If the Board approves this request, it may want to consider the status of
window location.

I+Ls. Gabel stated that this did cc�me before the Planninq Canmission and the lot split
vas qranted and the narrow side of the lot is naw the front yard so it technically
zequires a variance. Mr. idilke stated he war,ts to remove the existing garage and
acve it up about 26 ft. and attach it to the house. He said the house was built
before the code. Mr. Clark said it is the only place where the garage can logically
be built. Mr. Jaanes Reiland, 6066 Woody Lane N.E., a neighbor behind the new lot,
stated he had no objection. The Co�aission membezs aqreed that there was a definite
hardship and the variance was a housekeeping matter.
