This letter is being sent to inform you of the City of Fridley's POSSIBLE
intere�t in acquiring your property at 7871 Broad Avenue N.E.� as part of the
Riverview Heights Park Acquisition/Development Project. The City is in the
process of applying for 1985 grant monies. These funds Would enable us to
purchase land in the flood plain for park purposes. This is a continuation of a
process Which begar� in 1983 �:hich resulted in the City purchasing tWO otr,er
homes in your immediate area.
If the City doe� acquire your home, it vould be on a voluntary basis. As a
displaced party you may be entitled to relocation benefits. In order to
determinE your feelinEs about this effort and to ascertain xhat relocstion
benefits you may be entitled to, I have engaged a relocation consultant. A Mr.
Jack Ba€ley Will be calling you soon to set up an aF�pointmEnt to discuss this
proposal.
I Want to emFhasize that our continued interest in your property is contir.gent
upon receivin� the aforeffentioned grant. Ne �►ill not know if our application is
successful until some time in October, 1985.

On August 23, 1990, Clyde Wiley and I inspected the vacant house
at 7871 Broad Avenue to determine if we thought it could be rehabed
and moved to a different site.
If a house is to be moved, it has to be upgraded to meet present
day or current building codes. We do not feel it would be
economically feasible to relocate this structure due to the many
major code deficiencies it presently has.
The house is a small, two story, 504 square foot building. The
noted code violations are as follows:

Damaged 2 x 8 floor joist (notches at side are too deep).
Stane chimney can not be moved.
Electrical service not large enough and wiring would have to
be upgraded.
Stairway to basement and second story are too steep and do not
provide proper headroom.
Ceilings on upper level are too low.
Roof framing is sagging.
Bedrooms do not have proper egress windows.
Furnace and water heater must be replaced.
New foundation and mechanical work in basement would have to
be replaced at new site.
House is too small to meet mos� minimum zoning code
requirements.
Please note that house must be kept secure and the well must be
terminated �(capped) by a State licensed water well driller.
