reoo�nended approval this request with the stipulation that the
petitioner work wi the City staff for additional landscaping to be
�ngleted tr� the f o� 1985.

Lot 2 c�f Block 1, Brookv iew Seaond Addi ti on i nt o f our 1 ot s to be use d f or
single fanily resic3enoes. He stated the P�anning Commission recommended
appraval with the stipulaticn that the three Fark fees be paid and the lot
split be reoorded at the Co�mty before building peYmits are issued.
Mr. Burch stated the City would ask the petitioner cooperate with any
projects alo�ng 67th Avenue, as far as utility ease�nerits and assessnents.
I�yor Nee questio�ned why the property �,ras being split instead of platting
it. Mr. Burd� stated it would be quicker to split the lat rather than glat
it.
Mr. Herrick, (�ty Attorrey, stated it see�ns to him the City's p�licy, in the
past, has been to require a glat except where someone had a parcel of land
and warited to spl.it v�f or�e building site. He stated he dic�'t recall where
a lot split was allaaed of a paroel for four building sites. He stated,
hav ev er , he i s not say i.ng th i s cannot be cbrie .
Mr. Qureshi, (�ty Manager, stated the ordinance requires property can be
split i.f the legal descriptian is simgle. He stated, in this case, the lot
splits are quite easy to describe. He stated his only concern is that the
proper ukilities are prvvided sinoe there are rn utilities to serve the two

middle lots. He stated in order to build on these lots, it would be
nevessary far the petitioner to pravide utilities, and also to obtain a
survey af t3�e faur lats in order to get exict dimensions.
�e petitirner stated he was aware utilities had to be provided to service
the lots.
