Dear Mr. Olson: This is to advise you that we represent Mrs. Virginia Ridinger with reference to the above-mentioned property. In investigating the feasibility of complying with the Fridley ordinance, we have found that numerous problems will arise. First, it appears that any attempt at compliance with the ordinance regarding parking stalls is impossible. If the sufficient number of parking stalls are provided, the section of the ordinance prohibiting parking in the front yard will be violated. If we do not provide the parking in the front yard, we are unable to provide the number of stalls required under the ordinance. ^the requireineni oi a�ard surfacc 3rive::ay alse creates oroblems. It has come to our attention that in the event a hard surface driveway is installed between the Ridinger and Marquadt properties, severe drainage problems would result. It has been estimated by at least one contractor that without the advantage of the absorption provided by the sand and gravel surface now in existence, water would drain into the garages undermining their structures and causing severe rotting. In addition, we question the applicability of the ordinance to our client's property. The property has been owned by Mrs. Ridinger since before the adoption of the ordinance in question. The city has waived enforcement of the ordinance since 1973 as respects this property. Mr. Steven J. Olson, R.S. Dear Mr. Clark: This is to advise you that we are making arrangements to provide a hard surface driveway for the properties located at 6600-04 Central Avenue N.E. and 6588 Central Avenue N.E. to comply wi*h the requirements of Section 205.065 0£ the Fridley Zoning Code. It is our plan to have the paving completed this summer, but in any event, the driveway will be a hard surface no later than October 1, 1982. It is our understanding that in reliance of this letter, no action will be taken by the City to enforce this zoning provision or cancel occupancy cer- tificates.
