Fridley City Code, to reduce the minimum side yard
setback requirement on the living side of a dwelling
from 10 feet 5 feet, s� that a si.ngle attached garage

Pub7ic purpose served by this.section of the code is to maintain a
minimum of 20 feet between living areas in adjoining structures and
75 feet between garages and living areas in adjoini.t�g strucutres, to
reduce expose to conflagration of fire betw�en ��r.uctures. Also
to allow for aesthetically pleasing open areas around resi.dntial
structures.
6. STATED HARDSHIP:
I have a single attached garage which is too small. I would like
to cbnvert the existing garage into a family room, and build a
a double car detached garage in t�� 6ack yard.
C. ADMINISTRATIVE STAFF REVIEW:
The South wa11�'of 6548 Channel Road (wh�ch is the garage wall) is
16.2 feet from the living area of the house to th� South. The
owner intends to remove his existing garage door and driveway, and
build a new dou6le garage in the rear. The actual fiazard of a
garage i,s greater' than that of a family room. Therefore, converting
this garage to living area would reduce the fire hazard exposure
to the neighborhing house to the South. The typi�al separate of
two living areas is 20 feet.

Dear Gentlepersons:
This letter is written to you in response to the notifi-
cation which I have received relative to the above. My wite
and I reside across the street from the Leivermanns at 7842
Alden Way Northeast and have known them since we moved to that
address in October of 1971. Prior to that time we were residents
of Fridley at 6221 Carol Drive Northeast.
This letter is �itten so that we may go on reeord as
supporting the variance request by the Leivermanns. In the
five and one-half years since we have lived in this neighbor-
hood we have observed that their property is maintained at a
level equal to or above any property in the neighborhood and
I am sure that they would not allow any construction on their
property which would be detrimental to the neighborhood. We
consider their request to be in all respects reasonable and
ask that the variance be granted. �-
