(Request by David Bona, 6548 Channel Road N.E., Fridley, Minnesota 55432). Anyone who desires to be Fieard with reference to the above matter wi.11 be heard at this meeting. VI:RGINIA SCHNABEL CHAIRWOMAN APPEALS COMMISSION Note: The Appeals Commission will have the final action on this request, unless there are objecti.ons from surrounding neighbors, the City Staff, or the petitioner does not agree witf the Commission's decision. If any of these events occur, the request will continue to the City Counicl through the Planning Commission with only a recommendation from the Appeals Commission. Item #7 May10, 1977 ADMINI.STRATIVE STAFF REPORT 6548 Channel Road N.E. A. PUBLIC PURPOSE SERVED BY REQUTREMENT: Section 205.053, 4, Cb,l) requiring a 10 foot side yard setback fo li.ving area in an R-1 zane. Pub7ic purpose served by this.section of the code is to maintain a minimum of 20 feet between living areas in adjoining structures and 75 feet between garages and living areas in adjoini.tg strucutres, to reduce expose to conflagration of fire betwen r.uctures. Also to allow for aesthetically pleasing open areas around resi.dntial structures. 6. STATED HARDSHIP: I have a single attached garage which is too small. I would like to cbnvert the existing garage into a family room, and build a a double car detached garage in t 6ack yard. C. ADMINISTRATIVE STAFF REVIEW: The South wa11'of 6548 Channel Road (whch is the garage wall) is 16.2 feet from the living area of the house to th South. The owner intends to remove his existing garage door and driveway, and build a new dou6le garage in the rear. The actual fiazard of a garage i,s greater' than that of a family room. Therefore, converting this garage to living area would reduce the fire hazard exposure to the neighborhing house to the South. The typial separate of two living areas is 20 feet. VICTOR P. SEILER ATTORNEY AT LAW LAW CENTER BUILDIIVG 1625 PARK AVENUE MIIVNEAPOLIS, MINNESOTA 55404 May 9, 177 / TELEPHONE 612i 336-8611 City of Fridley Appeals Commission 6437. University Avenue Northeast Fridley, Minnesaa 55432 Re: Leivermann Variance Request 7847 Alden Way Northeast Dear Gentlepersons: This letter is written to you in response to the notifi- cation which I have received relative to the above. My wite and I reside across the street from the Leivermanns at 7842 Alden Way Northeast and have known them since we moved to that address in October of 1971. Prior to that time we were residents of Fridley at 6221 Carol Drive Northeast. This letter is itten so that we may go on reeord as supporting the variance request by the Leivermanns. In the five and one-half years since we have lived in this neighbor- hood we have observed that their property is maintained at a level equal to or above any property in the neighborhood and I am sure that they would not allow any construction on their property which would be detrimental to the neighborhood. We consider their request to be in all respects reasonable and ask that the variance be granted. - VPS:mjc r '' - APPEALS COMMISSION MEETING — MAY 10, ],9?7 page 9 _ — m =:. .
