Consideration of a variance request pursuant to Chapter 205 of the Fridley City Code
to reduce the rear yard setback from 33.5 feet to 16.8 feet to allow the construction
of a garage on Lot 1, Block 2, Mtirdix Park Addition, the same being 510 Cheri Lane N.E.

Mr. Betzold stated that regarding tf�e property line, he did not s ny

Ms. Gabel stated sf�e understood the need for sig e; however, she did not

A. PUBLIC PURPOSE SERVED BY REQUIREMENT:
Section 205.07.3D.3a requires a rear yard with a depth of not less than
twenty-five percent (25�) of the lot depth with not less than twenty-five
(25) feet permitted or more than forty (40) feet required for the main
building.
Public purpose served by this requirement is to provide rear yard space
to be used for green areas which enhance the neighborhood.
B. STATED HARDSHIP:
"We have no basement and we need tfie additional garage area."

The petitioner wants to add onto his existing garage to accommodate two
cars and storage space. T�e fto�se to t�e east (adjacent) faces east and
has a detached garage next to tFiis same common 1ot line.
If the Board approves tfii� request, staff �ias no stipulations to suggest
except to provide tf�e normal Fiard surface driveway.
Mr. Clark stated tF�e Corrnnissioners f�ad a picture of tf�e property and an aerial
photo. He pointed out that if the garage were detached, it could be placed
closer to the lot line than the petitioner has requested. He stated the garage
would still be almost 1T ft. from the common Jot line 6etween his F�ouse and
the nei ghbor's house to the r°ear. Tfie �ouse vras bui 1 t 6e#'ore Cfieri Lane was
constructed, and his access before Cheri Lane was built was from 7th St.
Cheri Lane was constructed after Highway 100 6ecame 694. He stated the
petitioner does not have a basement so tfie hardship is real.
Mr. Remarke stated he would like to 6uild a 24 ft, x 24 ft, attached garage.
It would be constructed so as to match the other end of the house.
Mrs. Remarke stated they are a six-me�n6er family and need extra storage space.

NOTICE OF PUBLIC HEARING
Notice is hereby given that the Appeals Commission of the City of Fridley
will conduct a Public Hearing in the City Council Chambers at 6431 University
Avenue Northeast at 7:30 p.m.�on Tuesday,October 15 ,1985 in regard to the
following matter:
Consideration of a variance request pursuant
to Chapter 205 of the Fridley City Code, to
reduce the rear yard setback from 33.5 feet
to 16.8 feet to allow the construction of a
garage on Lot 1, Block 2, Mord�x Park Addition,
the same being 510 Cheri Lane.
Notice is hereby given that all persons having an interest therein will be
given the opportunity to be heard at the above time and place.
