Section 205.053, 2, requiring tfiat in neigfiborhoods with set6acks
greater than the minimum� the average of the setbacks for houses
1Q0 feet on either side s��all prevail, with a deviation of six (6)

Pu61ic purpose served is to ensure that any new structures do not
greatly impede the front yard line of sight for the existing house�
sites.
Section 205.053, 4,B, (5,a) corner lot side yard setback of 17.5
feet for living area of structure.
Pu61ic purpose served by this section of the code is to maintain
a liigher degree of traffic visi6ility and reduce the line of sight
encroacF�ment into t}ie neig�6ors front yard.
B. STATED HARDSHIP:
This �s tfie only way tCie lot is buildable due to north side
movement of road fior free way.
C. ADMINISTRATIVE STAFF RE1lIEW:
Field measurements sfio� tfiat tfie average front yard setback within
100 �eet 1s 59.25 feet. Tfiis would�mean tfiat a minimum of 53.25 is
the requi'red front yard set6acR.
The house, as shown on the survey, shows approximately 5 feet of
slde yard on the street side (or 22.5 feet to the old lot line befiare
t6e highway purchased a"pie shaped" piece). The proposed side yard
will 6e actually about 45 feet from the curb on 7th Street. Nonetheless,
tfiis variance could be eliminated 6y shifting the house closerr to the
east property line. (see drawing). The location as proposed, doesn't
appear to hamper vision on the corner for traffic.

Dear Ms. Edson:
In response to your inquiry, the buildings on the southwest corner of I-694
and 7th Street were inspected on December 2, 1985, The buildings appeared
to be secured and boarded-up. There was a break-in at the site and considerable
damage was done to the inside of the building. Tom Klees, a representative
of Naegele Outdoor Advertising Company which owns the site, stated that the
building was secured after the break-in. An insurance settlement is pending.
Mr. Klees stated that the building will be sold or repaired and leased to a
new tenant after the settlement. He feels that in a month a new tenant
could move in and operate.
