Item 02, August 16, 1983 ADMINISTRATIVE STAFF REPORT 515 Dover Street N.E. A. PUBLIC PURPOSE SERVED BY REQUIREMENT: Section 205.073, 4B, (2), reqUires a side yard adjoining an attached garage to be not less than 5 feet wide. Publie purpose served by this requirement is to provide space between individual structures to reduce conflagration of fire, to provide access to the rear yard for emergencies and to limit the condition of crowding in a residential neighborhood. B. STATED HARDSHIP: "I need a two car garage for more storage. Present garage is only 16 feet wide and set baek 9 feet from side property line." C. ADMINISTRATIVE STAFF REVIEW: The existing single car garage (16'x22') is 9.1 feet from the east side property line. The property to the east of the applicant's has an existing single family house with an attached double garage. The double garage is 7 feet from the line. Reducing the side yard setback from 5' to 3' would still maintain a distanee of 10 feet between structures (see survey map). If the Board moves to approve this request, we recommend that the status of windows on the east wall be diseussed.
