ADMINISTRATIVE STAFF REPORT

A. PUBLIC PURPOSE SERVED BY REQUIREMENT:
Section 205.073, 4B, (2), reqUires a side yard adjoining an attached garage
to be not less than 5 feet wide.
Publie purpose served by this requirement is to provide space between
individual structures to reduce conflagration of fire, to provide access to
the rear yard for emergencies and to limit the condition of crowding in a
residential neighborhood.
B. STATED HARDSHIP:
"I need a two car garage for more storage. Present garage is only 16 feet
wide and set baek 9 feet from side property line."
C. ADMINISTRATIVE STAFF REVIEW:
The existing single car garage (16'x22') is 9.1 feet from the east side
property line. The property to the east of the applicant's has an existing
single family house with an attached double garage. The double garage is 7
feet from the line. Reducing the side yard setback from 5' to 3' would
still maintain a distanee of 10 feet between structures (see survey map).
If the Board moves to approve this request, we recommend that the status of
windows on the east wall be diseussed. The overhang should be construeted
to ensure all roof water falls on the applicant's property.

Mr. Clark stated that the Cov�ission probably did not have to address the issue �
of the vindows because the gnrages vill be 10 feet apart and he believed that the
roof stzuctuze on the house had a 9able end on the side pzopezty line so theze
wuld not be any vater zunning off next door. Mz. Johnson was present and shwed
the Co�nission his plans and sta[ed that a contzactor vould be doing the work.
He slso stated that the siding will be matched as vell as the roof. He also stated
they had more than one car and they need additional room foz storage. The Cort¢ni-
ssion members agreed that everything was in order.
