A. PUBLIC PURPOSE SERVED BY REQUIREMENT:
Section 205.053, 4, A, requiring a minimum front yard setback of
35 feet.
Public purpose served by thisr�qu'irementis to allow for off-street
parking without encroaching on the public right of way and also for
aesthetic consideration to reduce the "building line of sight" en-
croachment into the nieghbor's front yard.
B. STATED HARDSHIP:
Want to add 4��Qot more to attached garage and cannot move the garage
further back on lot because we want to save the trees, desp�rately
need additional footage on the garage.
C. ADMINISTRATIVE STAFF REPORT:
Field measurements show that the footings for the house are already
in with the garage being setback about 36 feet from the front property
line. The owner would like to add 4 feet to the front of the 34 f�.
by 27 ft. garage shown,and reduce the frontyard setback back to 31
feet. The boulevard in this cul de sac is about 10 ft. in width.
Both neighbors on either side have phoned and indicated that they have
no objections to this request.

Commission recommend denial of the request for a variance to allow
the installation of a doubl� faced 10 foot by 21 foot sign at the
Lampert Building Center located at 760Q Highvaay #65 NE. Pursuant
to Section 211�,01�7:A�2� of the Fridley City Code� a variance is
needed because this sign is non-conforming; hotivever� the
Ap�eals Commission acknovrledges the need for a larger sigMn
for Lampert_Building Center from �rhat it has� and recommends �he
eonstruction of a sign $ foot by 18 foot as shown on ane of the
submitted blueprints,
