CONCRETE CURB & GUTTER ASSESSMENT POLICY
All properties fronting or addressed on a street abutting a public roadway, street
dedication or easement shall be assessed for concrete curb and gutter at the time it
is constructed. This includes properties where the total right-of-way width involves
State and/or� County road and/or City street right-of-way or easement and only one
traveled roadway is constructed and used for access within the combined public right-
of-ways. Consideration and credit for any past concrete curb and gutter assessment
may be given to affected property owners if an additional street or roadway is
constructed within the total contiguous public right-of-way width which abuts the
property.

Dear Mr. Madsen:
The City of Fridley has no objection to the construction of a driveway
onto East River Road to service Lot 14, Block 1, Hillcrest'-Addition,
at this time. However, the future plans for this area include elimin-
ating access to East River Road and providing access for lots in Hillcrest
via a service road (Ashton Avenue).
The City of Fridley will approve the driveway onto East River Road at
this time with the stipulation that when Ashton Avenue is extended across
the front of Lot 14, Block 1, Hillcrest Addition, the property owner will
reconstruct the driveway at his expense and agrees to pay the normal
a6s�ssment for the street improvement.
