KNOW ALL MEN BY THESE PRESENTS, That The Kunz Oil
Company, a Minnesota corporation, herein called "Grantor,"
for and in consideration of One Dollar (S1.00) and other
good and valuable consideration, hereby grants and conveys
to the City of Fridley, a Minnesota municipal corporation,
the following described perpetual easements:
l. Easements Over Westerly 45' of Parcel A: A
n�r►-exclusive easement or utility an roadway purpa-
sEas over the wester1y45' of that part of Lot 18, Revised
ALditor's Subdivision No. 77, Anoka County, Minnesota,
lying northerly of a line parallel with and distant
197.0 feet north of (as measured by a right angle
to) the south line of said Lot 18.
2. Easements Over Westerly 45' of Parcel B: A
non-exclusive easement for utility and roadway purposes
over the westerly 45' of that part of Lot 18, Revised
Auditor's Subdivision No. 77, Anoka County, Minnesota,
lying southerly'of a line parallel with and distant
197.0 feet north of (as measured by a right angle
to) the south line of said Lot 18.
3. Easements over Northerly 10' of Parcel A:
An easement for sanitary sewer, water, stozm sewer,
and drainage over the northerly 10' of Lot 18, Revised
Auditor's Subdivision No. 77, Anoka County, Minnesota.
Said easements are subject to those certain easements
in favor of Northern States Power Company filed for record
as Document Nos. 53013 and 106890 in the office of the Regis-
trar of Titles for Anoka County, Minnesota.
The Grantor has executed this Easement Agreement as
