You contacted me regarding whether an easement existed on property
addressed as 8255 East River Road N.E., legally described as Lot
20, Revised Auditor's Subdivision No. 103. Attached is the
certificate of survey identifying a 30 foot easement along the
south property line. You may want to double check the legal
description to insure this is the property about which you
inquired.
Without reviewing the easement documents itself, it does not appear
to be a"public easment". Unless proven otherwise, the City has
no ownership or maintenance responsibility.
You also requested a copy of the plat. Because the City charges
for reproducing plats, you should contact the Public Works
Department to order a copy. I did not want to presume you wanted
to incur the cost so I did not order the plat for you.

Dear Mr. and Mrs. West:
I understand FHA and Knutson Mortgage need more inforination
regarding water service to your property. The City has approved
a plan to provide a separate water service to your property. We
believe this meets the applicable code requirements.
The plan is to install a separate line from the water line to the
Favre house. Two stop boxes will be placed on each line serving
each residence. This plan is contingent upon the City receiving
an easement on the Favre property to access the stop boxes, and
also the new property owner must receive an easement to access the
lines if they need to be repaired.
We believe this solution meets the code requirements and, at the
same time, is a cost efficient and practical approach to the water
service. ,
This same approach is applicable to the sewer service. The sewer
line should be extended in the easement area to your residence.

nuisance, the City Council gave property owners five years to have their gravel driveways
paved. The five-year deadline is quickly approaching, which means all gravel driveways within
the City of Fridley must be paved with approved concrete or asphalt by December 31, 2002.
If on December 31, 2002, your driveway hasn't been paved a citation will be issued and filed at
the Anoka County Courthouse. A misdemeanor citation is a criminal offense and is punishable
by up to 90 days in jail and/or a$700 fine.
