ADMINISTRATZVE STAFF REVIEW: The existing house and garage were built in 1968 with proposed side yard setback of 5 feet on the garage, which is on th north side of the lot. The attached garage on the lot to the north s proposed to be 5 feet from the co�non lot line resulting in sl' tly less than 10 feet bet een existing structures. The proposed g ge addition would not be red ing the distance between structures. The� isting dista.nce between the two g�ages is 9.5 feet. The Building Cad uires 6 feet, therefore, if Board moves to approve this requ�s staff has no reco�nended s'pulations. Mr, Clark s wed the commission a p otograph of the area. Chairwoman Gabel asked if the additi n was for garage sp ce or family space and if Mr. Nekola was planning on pu ting windows on e north side. Mr. Nekola said the addition was for garage spac and he was no putting windows on the north side, he was putting them on e south si . He said he will hire the work to be done; that the siding wi 1 be str'pped back and staggered. ' Mr. Bjorklund showed the commission a photograph of the home pointing out the large overhang and tFie area that needs to be�repaired. He said the mlans were prepared by a solar consultant, EnerTex, Tnc, and showed his plans. Chairwoman Gabel asked if he would be setting glass panes out from the overhang. He said it is the same as constructing a frame, it will be 5-1/2 feet �from the wall and that. in the future they plan to add a blower that will circulate air through tlie top floor of the home. The glass will be reinforced thermal panes. He said he and his wife like to keep plants and presently they do not have enough sun coming into the homep and that the neighbors on both sides have no objections. They wi11 have someone do the cement cvork and someor�e else do the carpentry. Mr. Plemel asked if the addition wi11 be used for anything else and Chai�woman Gabel asked what would happen to the wa11. Mr. Bjorklund said it will be used mostly for plants, sunshine and warmth and they are doing nothing with the wall right now, Mr. Plemel asked hoca much they expected in savings and Mr. Bjorklund said about 30� without putting alot of money into moving the. air. . _ �.- _ _ �. ` �e A eals Coimnission Meetin - Ma 12 1981 Page 4 .� Mrs. Bjorklund said they had Fxperience with tfiis at the previous place they . lived. Mr. Bjorklund said it is called passive solar heating and they are in- sulating the slab. Mr. Barna suggested that he might want to get crushed rock and paur slab over that; and that later on he can blow air down there through ' the warm rocks. Mr. Bjorlclund noted that in some cases that can reverse itself. Mr. Plemel said he is going to drive by when the addition is finished. Mr. Bjorlelund said they will have approximately 1S0 to 200 feet of glass. Chairwoman Gabel asked what type of frame would be around the windows and he said it would be cedar�planking.
