FRIDLEY, MN 55432 •(763) 571-3450 • FAX (763) 571-1287 CITY COUNCIL ACTION TAKEN NOTICE July 11, 2001 Bruce Nedegaard Nedegaard Construction Company 1814 Northdale Boulevard Coon Rapids, MN 55433 Dear Mr. Nedegaard: - � � = On Monday, Juiy 9, 2001, the Fridley City Council officially approved your request for a Preliminary Plat, PS #01-03, by Nedegaard Construction Company, to divide the property into four single family lots, legally described as Outlot 1, HUT-BERG Addition subject to easement to Standard Oil Company, generally located at 5353 Fillmore Street. Approval of this Preliminary Plat is contingent upon the following stipulations: 1. Petitioner shall obtain all necessary permits prior to construction. 2. Any remaining debris from demolition of existing home and any outdoor storage on site shall be removed prior to granting of final plat. 3. Regular maintenance of the site to be done by the Developer until the homes are built. 4. Grading and drainage plan to be approved by City's engineering staff prior to the issuance of any building permits, in order to minimize impacts to the surrounding properties. 5. Provide proof that any existing wells or individual sewage treatment systems located on the site are properly capped or removed. 6. During construction, silt fencing shall be used where applicable. 7. Petitioner to pay $1, 500 per lot park fees prior to issuance of building permits. 8. Petitioner shall be responsible for the installation of sewer and water service connections from property line to existing City utilities. Plan to be approved by City's engineering department. 9. The petitioner shall agree to preserve mature trees to the extent possible. All trees required to be removed for the new homes shall be marked and approved by City staff prior to issuance of building permits. 10. Petitioner shall provide easements as shown on preliminary plat drawing. 11. At British Petroleum's request, petitioner shall agree to not build closer than 25 feet from the centerline of the BP Pipeline on Lots #3 and #4. 12. No soil can be removed from over the BP Pipeline that results in a depth of less than 3 feet. 13. Utilities crossing the BP Pipeline must be located below it and have a minimum clearance of � 12 inches between structures. Action Taken Letter-Nedegaard Page 2 Julv 11. 2001 The Council action described above is only to approve the preliminarv plat. You must have an approved final olat prior to recording at Anoka Countv. When the final plat has been prepared by your surveyor, a copy of the plat should be sent to the Anoka County's Surveyor's o�ce for review. Once that review is completed, please submit three full size copies of the final plat to the Community Development Department, The Community Development staff will contact you as to which council meeting the item will be scheduled for consideration (it will be placed under the "consent agenda"). After Council action on the final plat, the mylars of the plat must be submitted to the City for signature by the Mayor and City Clerk. Once signed, the plat is ready for recording at Anoka County. The final plat must be submitted for action within six months of appro�cal of the pre(iminary plat.
