the follawing:
Pursuant to Section 205 of the Fridley City Code, a
variance has been requested to allow the construction
of a 25 ft. by 35 ft. garage at 7879-81 Firwood Way
N.E. This construction will involve reducing the rear
yard setback on a double frontage lot from the required
35 feet to 14 feet.�

A. PUBLIC PURPOSE SERVED BY REQUIREMENT:
Section 205.063 (4,D) Requiring on a double frontage lot that the rear
yard setback shall be the same as the front yard minimum setback of
35 feet.
Public purpose served by this requirement is to allow for adequate open
rear yard area should any of the buildings in a double frontage block
face the rear street.
B. STATED HARDSHIP:
None stated.
C. ADMINISTRATIVE STAFF REVIEW:
This request if granted would allow the petitioner to build his garage
in line with the rest of the garages in this block. It gives the petitioner
a place for storage, and would probably improve the looks of their yard.
The only stipulation that we would make would be that they should share
a driveway exit onto East River Road.

Mr. Cz3hray stated that al.l the garages were lined up even and they would lik� to match
their garage up with the other garages, and need a variance to �o back far enough to
do this. They would like to build a three-car garage in order to get th�ir cars off the
street and p�rk them in a�arage.

Ms: Schnsbel asked if Mr. Czihray intended to u�e the ca�non driveway with the hause

Mr. Czihray stated. they vould keep the eame drivewqy� and plauned to cement it in up
to E. River Road.
Ms. Schnabel stated tb.at the drayrl.ng shoWed a turn-around, and asked if Mr. Czihray
would keep it like that and would the nei�hbors share 3n the expense of the cement
�ork.
N�. Czihray stated they would keep the turn-around, and he had not talked to the
neighbors, but planned to do the cement work himself. The cement would go right up
to the road, and the Anoka County Courthouse peaple told him it would be �11 right
as long as it wouldn't be higher than the road. Mr. Czihrey stated that the neigh-
bor�s drivew�y was tar up to hia lot line� and the rest he �rould cement in.
Ma. Gabel steted that would not be a problem.
Mr. Czihrqy stated he would ge�C permission from the neighbors� aince the entxyway wae
for both homee.
Ms. Schnabel atated they would want the driveway to remain caa�on to both homes because
with sp many driveways coming off E. River Road, it causes a hazzard to traffic� and
they would like to keep as few entrances as possible direct],y on to E. River Rosd.
Ms. Schnabel stated that ii they granted the variance, they would make it a stipulation
that the drivew�,y remain a shared drivews4Y. �
Mr. Plemel asked if' there was a problem with lot coverage.
Mr. Czihray stated that there was 60 feet from the back oP the other gara�es to vhe
house. '
Mr.$arna stated. that there was not a stated hardship in the Adminiatrative Staff
Report, and since the rul�s and by-laws state that there must be a hardship, he would
like one stated.
Ms. Gabel stated that they had the same problem at the last meeting, a�d wau 1d like
the person �aho takes the variance applications to be reminded that a hardship must be
stated.
Ms. Schnabel stated that the hardship would be that the petitioner would like to build
a garage in order to clean up the backyard and the variance would be necessary to l�ae
the gara�e up wi�h the other �arages.
Mr. Czihray stated that people are presently p�rking in the bsckyard and would like to
have the garage to park in rather than the baclqrard.
Mr. Plemel stated he could understand the need for a garage in the Winter also.
