The addition would be 6 feet closex to Woody Lane than the existing house is. is would result in a 12 foot side yard setback on the room and the 8 foot deck would be 10 feet from the street right-of-way. Zhe rict of-way width af Woody Iane is 66 feet, 50 feet being the norm. Zhe boulevard width Woody Iane is 18 feet, 10 feet is the norm. ']her fore, the deck wnuld set back 28 feet fran the curb and the house additi would be 30 feet frcan the curb. ie petlitioner is also in the prooess of having a lot split approval that, if approved, wruld give him a proper rear yard setback to the new Line. If the Ocnission approves these varianoe requests, statf reoturends it be d,ependent upon the lot split approval. Mr. Clark stated this property was located on the oorner of Gardena Lane and Woody Lane. He stated the lot to the north, Iat 36, was the lot that Mr. Baldauff would be buying a portion of in order ta give him a proper rear yard setback to the na lot line. Mr. Clark stated the petitianer's lot split would go before the Planning Ca¢nission an May 18. e Plarming Ccemiission will make a rendation to the City Qouncil, and the City Council will hear the lot split request at their meeting on June 6. If this variance is approved, it would be wntingent upon appraval of the lot split by the City Council. If the lot split is not appraved, then there would be no back yard and the petitioner would also rieed a rear yard varianoe. Mr. Jerry Thell stated he was representing the petitioner, Mr. Baldauff, who onuld rxt be at the meeting. He stated he would be building the addition and the deck if everything is apprwed. Dr. Vos asked if the additi would matc the siding of the existng house. Mr. ell stated it wauld. Mr. Zb¢n Flolid, 6053 Woody Iane N.E., stated he was the aaner of Lot 36, a porticn of which Mr. Baldauff would be purchasing if the lot split is approved. Mr. Tcan Duffy, 6005 Gardena Circle, stated he had no objection to the varianc as long as Mr. Flolid was a willirig seller. Dr. Vos stated he had a problem with the hardship in that adding a bedroom and bath for an elderly person was a"want" but not a hardship. Mr. Barna stated the hardship vould be bettex defined and that the varianoe was needed because of the onfiguraticn of the lot, the width of Woody Lane, and the existing layout of the house on the lot. e } e APPEALS aC1NASSION MEETIlQG, M,Y 10, 1988 PAC 8 ' Nt7►1'I(7N by Mr. Sherek, seoc¢ded by Ms. Savage, to close the public hearing.
