It will have a 4/12 pitch to the roof to match the house.

I feel the need
for additional storage to keep yard from being cluttered.\

Increasing the garage in the side yard would not be an effective
use of space or money.
Increasing the size of the garage by attaching it to the rear
wauld be a better use of space and resources than the above,but
would block the winter sun from coming into my kitchen the in
morning. It would make the interior of my home gloomy.
The mature trees on the property and alot of sunshine into my
home in the winter are my two favorite features about the house.
In 1997 Anoka County took 27 feet of my rear yard by emminant
domain, to upgrade E. River Road. The area they needed had
been filled with trees, many mature, which blocked the sight
and sound of traffic. In return they build a six (6) foot
concrete wall with an eight (8) foot chain link fence on top.
I am currently cultivating bushes along the this rear fence
which will stay.
Any construction will be done around three mature deciduous
trees in the rear yard.
The proposed garage would conform to the 35 foot guideline for
a two fronted lot had the county not reduced the size of my
lot.

Commission members.
Your variance request will be heard by the Appeals Commission on May 10, 2000, at 7:30
P.M. in the City Counat chambers.
Final action on your variance request will now be taken by the City of Fridley City
Council, if necessary, at 7:30 P.M. on May 22, 2000.

Per Section 214.11 2.6 of the Fridley Sign Code, to increase the allowable
square footage of a ee-standing sign from 80 square feet to 92 square feet to
allow the continued e'stence of an existing sign on Lot 1, Block 1, East Ranch
Estates, 2"d Addition, g nerally located at 7890 University Avenue.
MOTION by Mr. Jones, seconde� by Dr. Vos, to open the public hearing and waive the

THE MOTION CARRIED AND THE BLIC HEARING WAS OPENED AT 7:43 P.M.
Mr. Bolin stated that the petitioner is see ing to increase the size of a free-standing sign
from 80 square feet to 92 square feet to a ow the continued use of an existing sign.
This existing pylon sign was illegally insta{{ d without a sign permit or prior variance
approval. The property is located at 7890 iversity Avenue and is zoned C-3, General
Shopping District. The lot was platted in 196 and the existing restaurant building was
constructed in 1977. The sign permits were gr nted to this property in 1978. In 1996, a
permit was issued to Gourmet Village. 1n 1998, e current sign was put up without a
permit.
Mr. Bolin stated the petitioner is going through this riance process two years after the
sign was put up, because the "Kids Eat Free" sign th appeared in late 1999 was cited
for being erected without a permit. Staff discovered th t none of the signs on the
prope�ty had ever been issued permits. The size of the ylon sign was 92 square feet
and needed a variance. The "Kids Eat Free" sign has be removed. Permits have
never been issued for the other wall signs on the property so.
Mr. Bolin stated that the summary of the petitioner�s hardship :"Given that the sign
frame in question has existed prior to Mr. Huynh purchasing th business and that the
sign frame in question was allowed to exist under the ownership f the prior business

extraordinary circumstance."

3. The accessory structure shall not be used to conduct a home occupation.
4. Approval is dependent upon the approval of special use permit, SP #00-08.
You have one year from the date of the Appeals Commission action to initiate construction. If
you cannot begin construction during this time, you must submit a letter requesting an
extension at least three weeks prior to the expiration date.

MOTION by Mr. Jones, seconded by Dr. Vos, to approve the March 22, 2000, Appeals
Commission meeting minutes as presented.

THE MOTION CARRIED UNANIMOUSLY.

Per Section 205.07.03.(4).(B) of the Fridley Zoning Code, to reduce the required

05, by Margaret Greshik with the following stipulations:
1. The petitioner shall obtain all necessary permits prior to construction.
2. The petitioner shall provide a hard surface driveway by May 1, 2001.
3. The accessory structure shall not be used to conduct a home occupation.
4. Approval is dependent upon the approval of special use permit, SP #00-08.

Mr. Bolin stated that the petitioner is seeking t increase the size of a free-standing sign
from 80 square feet to 92 square feet to allow e continued use of an existing sign.
This existing pylon sign was illegally installed hout a sign permit or prior variance
approval. The property is located at 7890 Univ sity Avenue and is zoned C-3, General
Shopping District. The lot was platted in 1962, a d the existing restaurant building was
constructed in 1977. The sign permits were gran d to this property in 1978. In 1996, a
permit was issued to Gourmet Village. In 1998, th current sign was put up without a
permit.
Mr. Bolin stated the petitioner is going through this i
