You may recall that Linda Blaisdell of our office spoke with you by telephone
several weeks ago regarding the above-referenced property. To review, our
client, Helen Carlson, and her no�u-deceased husband, purchased the two lots in
1959. Mr, and Mrs. Carlson gave a contract f or deed on the South 1/2 of Lot
33 to in 1967, which contract for deed was apparently not recorded. The
contract has now been paid, and Mrs. Carlson is giving the enclosed Warranty
Deed. It is our understanding after talking with the County Recorder,
however, that before recording the Warranty Deed, we must have approval of the
"split" f rom the City of Fridley in the form of some sort of stamp on the
document.
Although no formal "approval of split" was processed previously, the Carlsons
had no problem obtaining building permits for the property some time ago. We
trust, theref ore, that there will be no problem in obtaining your approval at
your earliest convenience.
We enclose a self-addressed, stamped envelope for return of the Deed once it
has been approved. Please contact our office should you have any further
questions.
