Hanlon Date: � �i 1/ Minnesota Registra ion o. 41941 The purpose of this memorandum is to report our findings of the structural review of the proposed construction of the garage addition to the residence listed above. Gregory Super provided drawings of the proposed construction of the addition. The drawings are attached for reference and redlined accordingly based on our review of the structural components. The following items are also noted in regards to the general construction of the addition: - Our review was based on the requirements of the 2007 Minnesota State Building Code with the amended 2006 International Residential Code. - The loading values used were as follows: o Roof Snow Load = 35psf ? o Floor Live Load = 40psf since the space to be used is separated from the garage and the intent of the use of the space was to be for standard residential use. 0 90mph wind with Exposure B category. - All roof and floor joists and wall studs will be constructed with Douglas-Fir lumber. The joists shall be No. 2 grade or better and the wall studs shall be stud grade or better. - All nailing of framing members along with all wall, roof and floor sheathing shall be nailed using standard industry practices and as required by the Code. - The floor joists will bear on a 4"x4"x%" steel angle. The angle will be anchored to the existing masonry wall using 3/8" diameter Simpson Titen HD Anchors or e uivalent. The anchor bolts shalt be installed into a solid-grouted masonry core "an spaced no further apart than 24-inches on center. - The existing rear garage foundation wall is assumed to be a 42-inch frost foundation wall. The wall will remain and the owners are proposing to underpin the existing foundation to create the basement space as shown. Attached is a sketch of the requirements for the underpin condition. The plans note that the existing garage wall needs to be reinforced with an additional 2x4 stud sistered to the existing studs. If the roof rafters are changed to 2x8's, the diagonal kicker is not required and the requirement of the additional 2x4 wall stud is no longer needed.
