Dear Mr. Thompson:
On February 25, 2002, the Fridley City Council officially approved your request for a Lot Split
LS #02-01, Resolution # 18-2002, to have two separate lots, legally described as Lots 2& 11,
Block 1, Ostmans 15L Addition, generally located at 6831 East River Road.
Approval of this Lot Split, LS #02-01, is contingent upon the following stipulations:
1. Petitioner shall obtain all necessary building permits prior to construction.
2. Grading and drainage plan to be approved by City's engineering staff prior to the
issuance of any building permits, in order to minimize impacts to the surrounding
properties. i
3. Provide proof that any existing wells or individual sewage treatment systems located
on the site are properly capped or removed.
4. Petitioner to pay $750.00 required park fee for the newly created lot prior to issuance
of building permits.
5. Petitioner to pay all water and sewer connection fees.
6. The petitioner shall agree to preserve mature trees to the extent possible. All trees
required to be removed for the homes shall be marked.
