Upon receipt of Mr. Allen Fehn's letter of July 25, 1984, he has encountered
a problem recording the various easements that the City Council prescribed
for subject property. We have attempted to contact Mr. Dave Harris, the
Contract for Deed buyer, in an attempt to solve the delinquent property tax
issue,without resolve.
In order to expedite the development of Western Ridge Estates.in concurrence
with the City Manager, we are authorizing the recording of the plat and issuing
a building permit for the development, with the understanding that the sewer,
drainage and utility easements necessary for this development will be retained
by the City and filed as soon as possible with the County.

A reinspection was made of the above addresses on June 17, 1985 to determine
compliance with our letter of May 21, 1985. This inspection noted that th e
follawing items are still incamplete:
1. Provide the City with a copy of the verifying survey by July 15, 1985.
2. Provide a hard surface driveway by October 1, 1985.
3. Provide erosion control by July 15, 1985.

Re: Western Ridge Estates Condominiums — Deck Replacement & Repairs
Memo: I have completed my structural inspection and review of the proposed deck
replacement and the deterioration of the existing wood framing at the garage
wall and headers at the Western Ridge Estates Condominiums. According to my
calculations, the e�sting garage wall which is the load bearing wall for the
clearspan scissors roof framing over these units must be temporarily shored in
order to complete the repair and replacement of the deteriorated and rotted wood
framing. I propose a scheme using a minimum of six (6) shoring beams with
adjustable posts as indicated on the attached drawings. The temporary shoring
will adequately support the end wall and roof framing and allow access for the
recommended repairs. The units can remain occupied while the shoring is in
place. I recommend the following procedure:
REMOVE THE GYPSUM BOARD CEILING IN THE GARAGE BACK
TO THE FIRST FLOOR TRUSS.
CUT ANY ACCESS HOLES THAT MAY BE REQUIRED IN ORDER
TO INSTALL THE TEMPORARY SHORING BEAMS AS SHOWN.
THE BE�4MS SHO ULD BE PLACED AS NEAR AS POSSIBLE TO THE
LOCAT70NS INDICATED WHICH ISBASICALLYAT THE SUPPORT
S7'UD LOCATIONS FOR THE EXISTING H�ADERS OVER THE
WINDOW AND DODR LOCATIDNS.
AFTER THE SHORING IS IN PLACE AND STABII..IZED, THE
EXISTING END TRUSS CAN BE REPAIRED BY ADDING NEW
VERTICAL STUDS. I RECONIlVIEND A MA3�MUM STUD SPACING
OF 24" ON CENTER. THE NEW GARAGE DOOR HEADER SHOULD
ALSO BE INSTALLED AT THIS TIlVIE WITH NEW SUPPORT
STUDS AT EACH END.
AFTER INSTALLATION OF THE NEW GARAGE DOOR HEADER
AND COMPLETION OF THE TRUSS REPAIRS, T�� SHORING CAN
BE DISMANTLED AND THE NEW DECK FRAMING INSTALLED.
I will be available to visit the site at any time to address any unforeseen structural
issues as the work procee�ls to the renzaining condo�zinium units and to complete a
