RON HIRTH 5409 HORIZON ORIVE FRIDLEY, MINNESOTA 55432 DATE: JUNE 26, 1987 INTRODUCTION On June 22 and 23, 1987, we drilled two test borings at the referenced site. Based on the results of the borings, we have discussed remedial pro- cedures for the foundation with respect to the subsurface conditions. On June 18, 1987, Mr. Gerald Hirth notified us and indicated that the west basement wall of the house at 5376 Horizon Drive had settled. He also indicated that the Fridley Building Inspector requested that the soil in that area be tested prior to doing any repair of the foundation. We understand that the existing house was constructed about 30 years ago. The house is one story in height and has a full basement with the basement floor at about elevation 91-1/2. We assume that foundation loadings are quite low. According to the client, the severe cracking and settling has taken place relatively recently. TES7 BORING METHODS The boring ,locations are shown on the attached sketch and were made in areas where severe cracking was evident. Boring #1 was made using the standard penet ration - split spoon method. Boring #2 was made using the hand auger method. GEC #4819 - Page 2 The soils were identified in accordance with the ASTM Visual-Manual Method as described on the attached sheet (Identification of Soils). The elevatiorr of the ground surface at the borings was determined in refer- ence to the first floor at the north entry to the existing residence. An assumed temporary bench mark elevation of 100.0 was used there. RESULTS OF BORINGS General Refer to the attached logs for a description of the subsurface conditions encountered in the borings. The logs show: the depths to the contacts between the soil layers; the identification and geology of the soils; the surface elevations at the borings; water level measurements; standard penetration resistance (N column); the results of static cone tests; and other information. Refer to the attached sheets (Drilling, Sampling, and Testing; Test Boring and Logging Methods; GeologiE Terminology; Ground- water) for a description of terminology used on the logs. Subsurface conditions can vary from that encountered .in the borings at other locations, depths, and times. Depending on �he degree of variabi- lity, this could: 1) necessitate altering our conclusions and recommen- dations for design and construction procedures, and 2) affect the cost of desi gn and const ruct i on. The degree of vari abi 1 ity coul d be eval uated by - additional exploration. Soils The general soil profile (from the top down) encour�tered in boring #1 is topsoil over coarse alluvium or fill over fine alluvium over coarse allu- vium. Fine alluvium was encountered to a depth of 5' in boring #2 (boring #2 was dri 11 ed i n the basemen� ). Refer to the attached sheet for a description of geologic terminology. GEOTECHNICAL ENGINEERING CORPORATION 9 � , GEC #4819 - Page 3 Groundwater The groundwater table was not encountered in the borings, which were sampled to depths of 18-1/2' and 5' . Refer to the attached sheet for g+eneral information regarding groundwater conditions and observations. DISCUSSION On June 18, 1987, we met with Mr. Geral d Hi rth and Mr. Ron Hi rth at the referenced house. They pointed out the area where settlement had occurred (along the west basement wall). Based on a cursory examination of the wal l, it appeared that the footi ng ( and the wal l above it ) had settl ed. Major cracks in the concrete block wall were evident. It was also apparent that the west wall was pushed inward. We also noted settlemen� of the basement floor, especially along the west wall. The broken concrete slab was removed along the west wall. In that area, a cast i ron sewer pi pe - connected to a toi 1 et stool on the fi rst fl oor - extended down through and under the basement floor slab. The sewer pipe was cracked and broken below the slab. Moisture around the pipe indicates that it 1 eaked when sewage fl owed through it . The inside of the west footing was also visible. We did not note any voids below the faoting. The ground surface along. the exterior of the west side of the house is rel at i vely fl at . A rel at i vely l arge t ree i s present withi n about 30' of " the west side of the house. Based on the results of the borings, it seems that a likely caustive factor of the foundation settlement is the layer of fine alluvium on which the footing bears. The standard penetration values (N-values) are quite low, i ndi cat i ng that the fi ne al l uvi um i s very soft to soft consi stency. Such soils are subject to consolidation, for a number of reasons, including: change in water table position, removal of water by tree roots, addition of water by broken water or sewer lines, percolation of wa�er from above, 1 oads f rom foot i ngs , et c. Without conduct i ng a thorough study and test i ng program, it is difficult to pinpoint the problem. GEOTECHNICAL ENGINEERING CORPORATION .I ' � GEC #4819 - Page 4 We unde�stand that plans are to remove the distressed block wall and footi ng and to dri 11 or excavate th rough the fi ne al l uvi um and const ruct piers which will bear on underlying firm soil. A grade beam footing will then be constructed on the piers and a block wall constructed. We recom- mend that a structural engineer be retained to design and%or review the proposed foundation system. The coarse alluvium encountered below the fill is medium dense. Foundations const ructed on the vium can be designed using a design bearing pressure of up o 4000 psf. As previously mentioned, the west basement wall is bowed inward and appears to be buckling. This is most likely associated with lateral pressure on �he wall. Exterior grading to provide more positive drainage away from the building should help to reduce this problem. We understand that the plans are to remove and reconstruct the wall in the area where the problem is most evident (i.e. along the west wall). In taking this approach, the parties involved should realize that the poten- tial for similar settlement elsewhere (both foundation and slab) is possible. The number of hamner blows required to drive the sampler 1', after an initial set of 1/2', is the standard penetration resistance ("N" value). The bore hole is advanced between sampling intervals with flight auger, hollow stem auger, casing, or by rotary drilling with drilling fluid. AUGER BORINGS Auger borings are drilled by hand or with a power-driven auger. The hand auger method consists of drilling the auger into the soil in increments of approximately 4", then retracting the auger and observing the material re- covered. This allows almost continuous observation of the soil profile. Two procedures are available in drilling power auger borings: "spinning" and "pulling." - In the spinning procedure, the auger is drilled into the ground in incre- ments of 5', or less. The auger is then spun rapidly. Soil "rides up" the flights of the auger to the ground surface, where samples are taken. In general, this method results in reasonably accurate identification of the soil profile above the groundwater table, but it can be very misleading - particularly in sandy and gravelly soils - below the wate� table. - In the pulling procedure, the auger is drilled into the ground and then withdrawn to above the ground surface. The general soil profile can be observed, and samples of materials adhering to the auger are taken. In general, this method is considered to be a little more accurate than the spinning method in soil above the groundwater table, and considerably more accurate than the spinning method in soil below the groundwater table. THIN-WALLED TUBE SAMPLES Relatively undisturbed samples are taken with thin-walled tubes. The tube is pushed into the soil and retracted with the soil sample inside the tuhe. STATIC CONE TESTS The static cone test consists of ineasuring the force required to push a steel cone penetrometer into soil. The cone is pushed at a rate of approximately 1/2" per second. The static cone bearing pressure, q�, is the total load divided by the projected end area of the cone. Cone diameters available are 1-3/4", 2-1/4", and 3". The apex angle is 60°. A hand cone penetrometer is often used in conjunction with hand auger borings. LOGGING Both factual data and interpretive information is included on boring logs. In general, the information on the righthand side and the bottom of a log is considered to be essentially factual data. In the "Identification" and "Geology" columns, the intent is to portray the soil profile, or stratigraphy, based on interpretation of available data. Since the information shown is interpretive, it is subject to error. The accuracy of the information shown is controlled by the type and amount of data available. In general, there are th�ee basic categories of information shown: 1) the soil identification, or "classification" of materials; 21 geologic identification of the soils; and 3) the depths of the contacts between soil layers. Determination of the depth to contacts between soil layers is arrived at by taking into consideration the action of the drill tools and the appearance of materials recovered. On a given boring log, contacts shown with solid and dashed lines are used to indicate higher and lower accuracy, respectively. In general, the entire soil profile is not observed or sampled. Consequently, indicated depths of contacts may be incorrect, and some materials or layers may be undetected in a boring and may not be indicated on a boring log. Boulders and other large objects generally are not recovered from test borings. This is due to limitations on the size of particles that can be recovered. Though there may be no specific reference to such materials on boring logs or in a report, they may be present in the ground. This is particularly applicable to deposits such as toarse alluvium, uncontrolled fill, glatial till, outwash, tumblerock, and weathered bedrock. Typewritten logs are prepared based on field logs. The wall is ali�htlp out-of-plumb. The remainder oE the basement walls are relati�ely fzee of distress. The wall in questicm does not support the floor joists. 'Ihe Floor slab in frnnt of the wall in ques�ion has settled and cracked. T1,e settlement oE both thE wall and the floor slab align. 2.
