DESCRIPTION OF REQUEST:
The petitioner, David L. Serie, has requested a variance to reduce the rear yard setback from
35 feet to 24 feet to allow an addition to an existing detached garage.
SUMMARY OF ISSUES:
Section 205.07.03.D.(4) of the Fridley City Code requires a rear yard setback of 35 feet when
addressing accessory buildings with double street frontages. The proposed garage addition
will be 24 feet from the rear property line. All other code requirements have been met by this
applciation.
HARDSHIP STATEMENT:
See attached letter dated September 4, 1998.
PREVIOUSLY GRANTED VARIANCES:
This request is within previously granted variances. In 1998, the City granted a variance of 18
feet to allow a 13 foot rather than 31 foot setback at 10 Rice Creek Way.
STAFF RECOMMENDATION:

SITE DESCRIPTION/HISTORY:
1954 - Carlson's Summit Manor South Addition was platted.
No additional information is available at this time.
ANALYSIS
Code Secfion
Section 205.07.03.D.(4).(b) of the Fridley Zoning Code requires the s a for
garages and accessory buildings in the rear yard to e the same as for a front yard when
a double street frontage exists.
Section 205.07.03.D.(1) of the Fridley Zoning Code requires a front yard with a depth
of not less than 35 feet. By reviewing the five closest garages adjacent to the
petitioner's, we see that the setbacks range from 6 ft. to 35 ft., averaging an 18.4 ft.
setback. The proposed garage addition measuring 18 ft. x 28 ft. would add an
additional 336 sq. ft. to the existing 462 sq. ft. garage (total 798 sq. ft.). This falls within
the parameter of the code as it relates to area occupancy.
The petitioner has submitted a list of adjacent home addresses and businesses that
have signed letters of support for this proposal.
