It was my intent to address your concems regarding the stn.ictural integrity of the exterior masonry foundation wall. My visit was confined to the main floo� framing and the foundation walls of the lower level. The existi�g main floo� framing had been reinforced by the addition of a secondary joist, adjacent to each of the original joists, to increase the capacity of the floor system. �The center supporting b�am had also been reinforced in keeping with the anticipated increase in capacity. The main concern was the condition of one of the supporting foundation walls. The wall was severely cracke0, and 'bowed' into the basement area. The location of the cracks and the deflected shape of the wall indicate high exterior soil pressures, and an under-reinforced masonry wall. Typically the higher soil pressures are experienced when water saturates the soil next to the exterior wall. It is my understanding that at one time the eaves of the house allowed water to fall near the face of the house, and that the location of the exterior sidewalk provided a rype of 'trench', captu�ing the water against the face of the foundation wall. This condition has been corrected. although the damage to the foundaticn had already occu�red. It is my opinion that it Is possible to stabilize the wall and maintain the new position, providing the soil is not allowed to become�turated again. Although the cracks will remain, I do not think it is wise to try to 'move' the wall back into its original posiiion. Reinforcing the wall as it,stands can be accomplished by adding strength at the inside face, preventing any further deflection. My suggestion for reinforcing the wall is detailed as Shown on the attached drawings (sheet S1) and described as follows: � 1) Pl�ce steel channels (C 4 x 5.4) against the inside face of the wall to act as the missing reinforcing steel, Space the channels at 32" o.c. - along the length of the wall (with the excep6on of the wall of the mechanical room, which does not appear to be damaged), 2) Shop weld a 5" x 6" x'/" plate to the top of the channel and attach the plate to the face of the existing/new joists with 3-'/" diameter x 3" lag bolts. 3) Provide a 4 x 4 x 1/4" x 0'-6" long angle with a 13/16" x 2" long slotted hole in the veRical leg.
