Gentlemen:
On August 6� 1984 the Fridley City Council officially approved a Special Use
Permit� SP /8�1-13� and a variance to allox the use of Lots 78 and 79� Block A,
Aiverivew Heights, Lo be used for a parking lot and garage in con�unetion xith
development of a multiple dwelling development on the adjacent property knoWn
as 441 Hugo Street N.E. with the following stipulations:
1. The units be constructed of tovnhouse design.
2. A drainage plan be approved Dy the City's Engineering Department.
3. A landscape plan must be approved by the City Staff.
4. A firei+all be constructed along the East Wall of the garage.
5. There Will be a"no parking" ban on the North side of Hugo Street.
6. The exterior of the East garage wall be of the same material as the
townhouses.
7. There De a toxnhouse covenent.
6. Provide the City xith a 17 1/2 easement along East River Road.
9. Provide the City With a 12 foot easement along Hugo Street for street
requirements.
10. Owner to absorb eost of street improvements.
Ye have enclosed a quit claim deed for the easements required by the City.
