this property and this is the least intensive use of the land.
NDTION by Qotmcilman Fitzpatrick to grant lot sglit, L. S. �86-08, with the
follawing stipulations: (1) a 17.5 foot street and bikeway/wallaaay easeme�
be pravided along East River Road; (2) a 12 foot easement along Hugo Street
be p�ovided; (3) lot area varianoes are granted frcm 9,000 to plus or minus
7,165 square feet on l�iroels B and C; (4) lot width varianoes are grar�ted on
Raroels B and C fran 75 to 70 feet; (5) park fees of $750 are required for
each of the three lats payable with the k�uilding permits; (6) lot split is
to be reoorded at Arwka O��ty within six months; and (7) the awner agrees
to apply for rezoning of the property to single family, 1�1, prior to
remrding lat split. �rther, in a�njimction with staff recommendations,
the folla�ri.ng shall apply: (1) the parcels shall bea�me three separate tax
paroels; (2) a replat or registered land survey is to be subnitted, if this
lot split cannot be reo�rded at the Q�tmty by a simple legal description;
and (3) sewer and water lateral and tap assessnents shall be paid. Seaonded
by Councilman Barnette. Upon a voice vote, all voting aye, Mayor Nee
declared the motion carriec7 unanimously.

a lot sglit in order to create three single family lots. He stated there
was an appraved plan for multiple developnent on this site ee�veral years ago
which riever p�ooeeded. He stated the property is located on the northeast
oorner of Hugo and East River Raad and has two zoning classifications, R-1
and R-3. He stated the property to the north is zoned R-2 and the
neic�borhood is mostly single fa�nily hanes.
