NOTICE IS HEREBY GNEN THAT the Board of Appeals of the City of Fridley
will meet in the Council Chamber o£ the City Hall at 7:30 P.M. on Tuesday,
April 13, 1971 to coneider the following matter:
A request for a variance of Section 45.053, 18,
Fridley City Code, to reduce the minimum lot area
for a lot reaorded before December 29, 1955, from
7,500 sqt�are feet to 5,500 square feet to allow
the conetruction of a dwelling on Lots 37 and 38,
Block R, Riverview Seighte;Addition, the same bei.�g
670 Ironton Street N.E., Fridley, Minnesota.

Coon Rapids, Mianesota 55433.)

Mr. Melvin Ford, Production Manager for Richard Miller Homes, Inc., was present
to present the request.
Mr. Ford stated the base�ent is alr�ady in with 4:he setbacle of 9.5 feet. The
dimension of 9.5 feet was noticed when they had the verification survey made.
There is exactly enough room on this lot for this houae and there would have
been no problem if the workmen had installed the basement correctly.
MOTION by Drigans to close the public hearing.
Seconded by Harju. Upon a voice vote, there being no nays, the motion carried
unanimously.
MOTION by Harju to recommend to the Council approval of the variance as it is
only a 6 inch variance that was caused by an error and there would be a considerable
expense created by haviRg to de�olish and reconstruct the bas�ent.
Seconded by Drigans. Upon a voice vote, there being no nays, the motion carried
unani�ously.
6. ,A_REOUEST FOR A V IAN�E OF SECTION 45 053 4B 3 TO REDUCE THE SIDE YARD
Mr. Robert Dietrich was preaent to presexit the request.
Mr. Dietrich explained his preseat garage is a tuck under and is 13 feet wide. The
proposed addition is 12 feet wide and will have a gabled roof , a type to match the
axisting house, and the peak of the roof will come up under the existing eaves. It
will be a block garage and there will be just a door cut in the existing wall between
the 2 stalls.
