A. PUBLIC PURPOSE SERVED BY REOUi�TT:
Section 205.053, 4B, #5a, requires a minimum s`ide yard sethack of 30 feet,
for an accessory building that open onto the street side of a corner lot,
when the house to the rear has-frontage along ttiat side street and the
accessory building is witl�iin 25 feet of the con¢uon property line.
Public purpose served by this requir�nent is to reduce encroaclm�ent into
the neighbor's front gard "line of sight" and also to allow for off-street
parking without eneroaching on the public right of way.
Section 205.053, 4C, requires a rear yard depth of not less than 25 percent
of the lot depth, with not less tIian 25 feet permitted nor more than 40 feet
requi red.
Public purpose served by this requirement is to provide rear yard space to
be used for green areas which enhance the neighborhood.

"The hardship is the odd shape of the lot and the location of the existing
trees."

The lot is on the corner of Jackson Street and Kennaston Drive, with_the
house and existing attached garage facing Jackson Street. The applicant
pro,poses to conv�ert tt�ie existing garage to living area and build a 10 foot
by 12' breezeway and a 34 foot x 24 foot attached garage behind the existing
garage, with the proposed garage exiting onto Kennaston Drive. Because of
the curving of the lot, the east side of the garage front will be 10 feet
from the side lot line and the west side of the garage front will be 40 feet
(approximately) from the side lot line. Kennaston Drive has a 10 foot
boulevard making the closest section of the garage 20 feet from the street.
The adjacent structure, to the rear, has frontage along Kennaston Drive
and will be approximately 100 feet from the proposed constructi.on.

Mr. Drangeid sa�d that xight now they have a do-uble garage they want to convert
into a family��or their children. He said he wants 34 feet because he likes
to do woodworking, 4rhich he is doing in their basement and he would like to do
it in the garage. Vice Chairwoman Ga:qel asked if this was a hobby or a home
occupation. Mr. Drangeid said it was his hobby. Vice;Chairwoman Gabel looked
at plans fo� the breezeway and garage and said there appears-to be an awful
lot of jogging and asked if there was a way to line this up better. Mrs. Drangeid
explained the locations of the trees on the property as the reason for the
jogging. Mr. Plemel asked about the width of the breezeway and if they were
going to use it for a living area. Mr. Drangeid said the breezeway is going
to be 10 feet and the breezeway will be more of a 3-season porch. He said this
will give them more privacy in their backyard and Mrs. Drangeid said they also
have a garden they want to protect. Vice Chairwoman Gabel asked if they are
going to hire a contractor. Mr. Drangeid said he will contract out the cement
work and hire a carpenter to help him. Mr. Plemel noted that there is no
intersection and this addition should not interfere with•the line of sight.
Vice Chairwoman Gable noted that there is a lot of room there and Mr, Clark
had no comments or stipulations. Vice Chairwoman GabeZ asked if they had
talked to their neighbors and Mr. Drangeid said he had no objections from his
one neighbor and the other house is empty and up foY sale. Mr. Barna noted
that there will be three gable roofsc house, breezeway and garage and asked if
they are going to have open attic or close area. Mr. Drangeid said it will
be closed. Mr. Barna noted that the hardship is the family growing up and
entering teen years. Vice Chairwoman Gabel said that the shape of the lot is
an additional hardship. MOTION by Mr. Barna, seconded by Mr, Hippen to close
