This 12' x 16' summer house is set on a concrete pad. The concrete is impervious to water, and helps keep the structure cool during hot weather. The walls are framed, but covered with screen to give you a panoramic view in all directions. The gabled roof over- hangs the walls by a foot in all directions to help keep the structure � dry, even during a summer storm.
