Dear Mr. & Mrs. Myrvold:
On August 13, 2001, the Fridley City Council officially approved your request for a Special Use
Permit, SP #01-06, for a second accessory structure in excess of 240 square feet (garage), legally
described as Lots 48-52, Block F, Riverview Heights, generally located at 554 Janesville.
Approval of this special use permit is contingent upon the following stipulations:
1. Petitioner shall install Code required hard surface driveway within 12 months of issuance of the
building permit.
2. All necessary permits shall be obtained from the City prior to construction.
3. The structure shall not be used for a home occupation.
4. All vehicles shall be stored on a hard surface as approved by the City.
5. Total square footage of all accessory structures must not exceed 1,400 square feet. __ __
6. Garage shall be architecturally compatible with existing home and finished with a complementary
siding and color scheme.
7. Garage to be moved back a minimum of 20 feet in order to be in line with the existing home and
55 feet back from the curb.
8. No additional curb cuts are permitted on this site.
You have one year from the date of City Council action to initiate construction. If you cannot
begin construction in time, you must submit a letter requesting an extension at least three
weeks prior to the expiration date.

INTRODUCTION
Dwayne and Dawn Myrvold, properties owners of 554 Janesville Street were granted a
special use permit on August 13, 2001, for a second accessory structure in excess of
240 square feet. Approval of their special use permit is contingent upon meeting all of
the stipulations. The petitioners have failed to meet the stipulation that required a code
required hard surface driveway be installed within 12 months of issuance of a building
permit.
A building permit was issued for the second accessory structure on September 4, 2001;
therefore, a code required hard surface driveway needed to be installed by September
4, 2002. The second accessory structure has been completed, however the building
permit has never been finaled. On November 17, 2003, we received a letter from Mr.
and Mrs. Myrvold requesting an extension, stating that the hard surface driveway would
be installed by June 1, 2003. Staff granted the extension. However, that date has
since past and the driveway remains unpaved.
STAFF RECOMMNEDATION
City Staff recommends that the City Council set a public hearing for September 29,
2003 to consider revocation of special use permit, SP #01-06.
