Request for a variance pursuant to Chapter 205
of the Fridley City Code, to reduce the side
yard width on a street side of a corner lot
from the required 17 1/2 feet to 10.4�', to allow

a corner lot to be not less than 17.5 feet
Public purpose served by this requiremen t is to maintain a higher degree
of traffic visi.k�ility and to reduce the "line of sight" encroachment into
the neighbor's front yard.
• B. STATED HARDSHIP:
"I need a two car garage as I have two cars and this is the most practical
way to do it,"

This property is on the corner of Broad Avenue and JanesvilZe 5treet with.
the house and exiating attached single car garage facing Janesville Street.
'I'he garage addition of 11 feet will bring the structure to within I.0.4 feet
of the property line and to within 20 feet of the street (9� �oot boulevard).
The property to the rear of these lots does not face onto the side street
so there would be no encroachment into their "line of sight". The staff has
no objection tr� the addition as long as the garage door opens to Janesville
Street and that nothing be placed in the 25 foot triangular vision safety
control zone.

Mr. Moravetz said he wanted to re-define the area on the northeast corner located in
what is called the "visi�n safety cont.�ol zone". This is an area 25 feet to each
side of the corner and must be kept visually clear for traffic. Plantings of not
more than 4 feet high are allowed here.
Mr. Ronald Williams, 600 Janesville Stxeet, cacne-forward to explain his request:
• He said he had a single car garage facing Janesville Street and wanted to build an
addition to make it a 2 car garage. Without the variance, he could only add 4-1/2
feet, which was impracti�cal. He had talked to the neighbors and heard no complaints.
Ms. Schnabel asked if this neW garage addition would tie in with the new addition on �:-,�� �
the home. � �
The petitioner said they w�uld not actually touch, but the roof lines would tie in.
Mr. Kemper asked what the boulevard is along this street. �
Mr. Williams said 9-1/2 feet and the new gaxage will be 20 feet from the curb. He
said the house to the north would be almost in line with this addition.
Mr. Gabel asked the width of the driveway.
Mr. Williams said it was 16 feet afi the curb and 18 feet by the garage.
Ms. Schnabel asked for c�mments from the audience. There were none.
